Rolling Hills Estates New Construction The rate of absorption increased, and inventory decreased during the past month in Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. These conditions combined to reheat the seller's market in RHE and PVP neighborhoods. The Palos Verdes housing market is languishing a bit during these dog days of summer. My Little Yellow Dot market indicator shows the overall PV real estate market for single-family homes is softening. As a result, the market is moving toward a neutral market, favoring neither the seller nor the buyer. What does this mean for prospective sellers and buyers? Sellers can expect more competition as inventory increases, and buyers will have more choices and negotiating power as the number of available homes expands. There are 271 single-family homes currently for sale. 91 PV homes are in escrow with accepted offers, and 370 Palos Verdes Peninsula single-family properties have sold thus far in 2019. View from a Rolling Hills Property July 2019 finds 15 Rolling Hills properties for sale ranging in price from a low of $1,695,000 to $19,800,000. There are four RH properties in escrow with accepted offers, and nine Rolling Hills residences have sold thus far in 2019. The 2019 spring and summer real estate market in Rolling Hills is gaining strength. I've always felt Rolling Hills properties were undervalued based on the location and amenities. However, that may be changing with the recent sale of some the most expensive properties on the Palos Verdes Peninsula.
