The Pandemic Effect on the Palos Verdes Housing Market

By | April 30th, 2021|Uncategorized|

Queen's Necklace View from a Palos Verdes Home Some people expected the housing market to come to a grinding halt when the Coronavirus pandemic swept through the nation. I, for one, thought selling or buying a home during a national health crisis would fall to the bottom of most people's 2020 priority list. Instead, the Palos Verdes housing market weathered the health plague with continued strength and tenacity. The seller's market continued. Buyers donned masks, gloves, shoe covers, and hand sanitizing wipes as they forged ahead on their quest to find a house in Palos Verdes. Sellers opened their homes to prospective buyers after taking the necessary precautions to ensure a safe showing. It was a bit bizarre to suit up prior to viewing a property, but it also revealed the importance of finding a new home during a time unlike any other. The showings continued. The already depleted inventory [...]

The Palos Verdes Real Estate Market Is Still White Hot

By | April 30th, 2021|Palos Verdes Coastal Homes|

Palos Verdes home sellers have enjoyed one of the longest-running seller's markets in my memory. On the other hand, it's been a long and frustrating quest for buyers in search of a Palos Verdes home to call their own. Many of my buyer clients have tried many times, only to be outbid by other buyers on the same frustrating house-hunting journey. I recently read in the Wall St. Journal about a property receiving 76 offers. I submitted an offer on a PV property that received more than 20 offers! What's a buyer to do? Wait. I know that's not the advice you expect to hear from a real estate broker, but the market will react to the opening of the economy with a gradual increase in inventory as seller's decide now is the time to catch the wave of a still hot real estate market. Quelled fears and rising interest [...]

Home Prices in Palos Verdes Are Up

The ups and downs of the past year presented challenges beyond our wildest expectations. Month in and month out, the real estate market continued a steady climb upward without faltering throughout the pandemic and economic uncertainty. Lagging inventory could not meet the increased demand. Many properties received overbids and multiple offers. It was not uncommon to receive three to four offers per property. It continues to be a challenging housing market for all parties. Prices are up and inventory is low as we enter the 2021 spring and summer selling season. Until supply catches up with demand expect multiple offers and overbids to continue in the Palos Verdes real estate market. I submitted an offer this month and it was one of ten offers. Another offer I submitted was one of the 20 offers received! At the beginning of March 2021 the Palos Verdes Peninsula had 82 single-family homes listed [...]

It's easy to understand why the Palos Verdes Peninsula is considered one of the most desirable areas to reside in Los Angeles County. The coastal location, the open spaces, and high ranking schools all contribute, but for me, it was the natural beauty of the area. While the current seller's market rages onward, and prices continue to rise, more and more Palos Verdes homes are falling into the luxury category with prices beyond $3,000,000. The pandemic with its work from home mandate escalated the need for more space. With theaters and other sources of entertainment, closed home entertainment became the norm. As the world around us changed, the desirability of living in Palos Verdes grew. This is reflected by the number of PV luxury homes (89) sold during the past year. There are 48 Palos Verdes luxury homes for sale. Thirteen PV luxury residences priced above $3M are in escrow [...]

Malaga Cove I recently heard there are more real estate agents in California than there are properties for sale. I can't speak for the entire State, but it certainly is true for the Palos Verdes Peninsula. The speaker's point was to emphasize the lack of inventory, but what he didn't mention was there are multiple buyers waiting to pounce on new listings. Buyers are facing the most competitive market I've ever worked in during the past 29 years. It's wild and not for the faint of heart. 33 Palos Verdes Estates single-family homes are listed for sale. There are 22 homes in escrow with accepted offers. Although it is a raging seller's market, it is not easy for sellers to maneuver. Multiple offers can be overwhelming to sift through while selecting the one offer that works best for you. Price isn't the only consideration; terms are important, too. A team [...]

Rolling Hills is home to some of the finest equestrian estates in Southern California If you don't believe the real estate market is at the height of hotness, here's a true story that will remove any doubt. On a chilly morning last week, I checked the Multiple Listing Service's daily updates before getting out of bed. (He who snoozes loses). I bolted upright when I saw a new listing that was a perfect fit for my client's search criteria. After a quick outing with my dog, I sent an email to my clients. We communicated back and forth, and I arranged a time with the listing agent to show the property. When we arrived at the property the next day there was a parade of people viewing the property. Social distancing was in place, but it was the largest crowd I'd seen at a new listing since the pandemic began. [...]

Inventory keeps falling; prices continue to rise. Supply is low; demand is high. That's my response when someone asks about the present housing market. It's certainly a true statement for Rancho Palos Verdes. At the beginning of the month, there were 38 Rancho Palos Verdes single-family homes listed for sale. 53 RPV homes were in escrow with accepted offers. Those numbers demonstrate demand is outstripping the supply of properties for sale. I'm hopeful the coming month will replenish the dwindling inventory of homes for sale. Sellers may begin to feel more comfortable opening up their homes for showings and inspections as the vaccination rate climbs and the rate of infection falls. Selling a home during a pandemic takes courage and additional precautionary efforts. It's no wonder so many homeowners have delayed putting their property on the market. If now is the time to make your move happen, I am ready [...]

Rolling Hills Estates and PVP Snapshot March 2021

Rolling Hills Estates Is Horse Country Yikes, the single-family homes inventory depletion is getting serious. There are far more homes in escrow than there are houses for sale in Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. At the beginning of March, there were four single-family homes for sale, and 11 residences were in escrow with accepted offers. Nearly every purchase offer I've written since last summer competed with multiple offers and overbids. The seller's market gained momentum during the pandemic as buyers scrambled to find room for a home office or two, a home gym, and a home that could provide adequate shelter and safety as they weathered a year quite unlike any other. Home is where life happened in 2020. If you're thinking about selling your Palos Verdes home in 2021, the market will certainly welcome all new additions. If you would like some [...]

Rolling Hills Estates and PVP Real Estate Report Feb 2021

Rolling Hills Estates has many properties zoned for horses. At the beginning of February there were only five RHE and PVP single-family homes listed for sale. Six Rolling Hills Estates and Palos Verdes Peninsula properties were in escrow with accepted offers. Wow! The Seller's Market Is Hot! The number of houses in escrow outnumbers the supply of properties for sale. This market condition signals a very strong seller's market for both Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. I'm not sure the market can handle higher demand, but two events may test the market in the near future--the uptick in demand as we approach the spring season, and the increasing supply of Covid vaccines contributing to buyers feeling it is becoming safer to tour homes. Unless the pace of new inventory increases the competition will increase and multiple offers will continue to drive prices higher. [...]

A coastal community in Rancho Palos Verdes Rancho Palos Verdes recently gained some unwanted notoriety for being the crash site of Tiger Wood's automobile accident. However, the month of February also brought good news to the residents of RPV. Your hometown's real estate market is one of the hottest sub-markets on the Hill. There are 36 Rancho Palos Verdes single-family homes for sale. 45, yes, 45 RPV single-family homes are in escrow with accepted offers. You know the market is on fire when sales are outpacing new inventory. The Covid-19 vaccines are helping people feel a bit safer and more willing to tour homes for sale. As a result, there are more prospective buyers for Palos Verdes property than properties for sale. This is a market condition that creates multiple offers--lots of them! I am submitting an offer today, and the listing agent already has three offers in hand. If [...]
