  Fall is here! My morning walk required a sweater for the brisk 58-degree day. After the languid last days of summer, I think the real estate market is ready to perk up and make the most of the final quarter of 2017. I bumped into an agent who has been in the business longer than I have, and she said, "This has been the quietest summer I can remember."  Yes, although I was busy and productive with listings and sales, the market took a bit of a breather during the summer months of 2017. The Palos Verdes luxury home market gained strength during August and September. This move toward a neutral market can be attributed to a few homes going off the market and a slight uptick in sales. There are currently 53 single family luxury homes priced over $3,000,000 for sale on the Palos Verdes Peninsula. This post has an alternate title of "What To Do When You Want It All When Buying a Home on the Palos Verdes Peninsula." Obviously, that title is a bit too long.  :) I am working with clients who must have a view, 3000+ sq. ft. of living space, horse property, and room for a pool and guest house. The redeeming factor is they are willing to remodel and add the pool and guest house in the future. We are in escrow on a property that meets those requirements, but it also has several issues we are working to resolve. My take on buying real estate is you can have it all, but expect to compromise on price or condition--maybe both.   Sold by Charlemagne International Properties   It was exactly one year ago when my market indicator (The Little Yellow Dot) signaled a shift in the luxury home market on the Palos Verdes Peninsula. The Little Yellow Dot edged closer to a buyers' market after many months of indicating a neutral market for luxury properties. September 2017 statistics for luxury residences priced over $3MM reveal the high-end home market is still locked in a buyers' market. During August 2017 The Little Yellow Dot moved slightly away from a hot buyers' market, due to a few more sales and some properties were taken off the market reducing the number of luxury homes currently for sale. There are currently 59 Palos Verdes luxury residences priced over $3MM for sale. Last week I received an email from a person interested in purchasing horse property in Palos Verdes.  His first question was, "Where are the best Palos Verdes horse properties located?" The single family housing market in Palos Verdes remains healthy, active, and still favoring sellers. There are 212 single family homes for sale on the entire Palos Verdes Peninsula. 94 homes are in escrow with accepted offers, and 77 Palos Verdes single family homes sold during July 2017. 426 PV single family homes have sold YTD 2017. Given the above statistics, the inventory is still low, and the absorption rate is high. If you're considering selling a Palos Verdes property, the market will welcome the increased inventory.
