There are over 200 homes for sale on the Palos Verdes Peninsula, but only 22 single-family homes are listed for sale in Rolling Hills Estates and the unincorporated neighborhoods on the Palos Verdes Peninsula (Westfield, Academy Hills, etc.) along Palos Verdes Drive North. Nine RHE and PVP residences are in escrow with accepted offers, and 42 single family houses have sold in Rolling Hills Estates and PVP unincorporated areas year-to-date. Due to a small increase in available homes for sale the market has cooled slightly. However, the areas remain in a strong seller's market. Other Palos Verdes real estate market snapshots for July 2018: Note Rolling Hills and the luxury market for homes priced at or above $3,000,000 are now in a strong buyer's market. The higher price point of these homes accounts for the slower absorption of available inventory. I showed four Rolling Hills homes last weekend. Yes, it was hot, but my out of the area buyer was in town, and we had to seize the opportunity to view a few homes in the buyer's location of choice. I was delighted to have four houses to show in the buyer's price range. The inventory in Rolling Hills has crept upward during the past several months. There are now 36 Rolling Hills properties listed for sale. At the time I pulled the July statistics only three Rolling Hills residences were in escrow with accepted offers.  12 Rolling Hills homes have sold year-to-date.  My "Little Yellow Dot" slider for Rolling Hills reveals the area is in a strong buyer's market and presents buying opportunities for buyers.  Supply and demand are out of balance. Thinking of selling or buying in 2018? It's not too late to catch the wave! I'm sipping a tall glass of iced sun tea as I write this on a hot and humid Saturday morning. July's heat is more than making up for our cooler than usual June! Does weather affect the Palos Verdes real estate market? Yes, but not nearly as much as in other parts of the U.S. Once in awhile I will have a showing cancellation due to extreme heat, but those are rare. Many homes have air conditioning or ocean breezes--sometimes both, making touring houses comfortable except on triple-digit heat days. The market for single-family homes in Palos Verdes Estates remains in a robust seller's market. There are 62 Palos Verdes Estates single family homes for sale. 29 PVE residences are in escrow with accepted offers, and 93 Palos Verdes Estates houses have sold year-to-date. The overall single-family home market on the Palos Verdes Peninsula has slowed slightly due to increased inventory and slowed absorption. In April 2018 MLS records show there were 147 single family homes listed for sale. My July stats reveal we now have 219 active listings for single-family houses on the entire Palos Verdes Peninsula. The market still favors sellers, but due to the increased inventory, buyers have more choices. Likewise, due to the slower absorption rate, buyers have more negotiating power as the market edges toward a neutral and balanced market favoring neither the seller nor the buyer. Last week's triple-digit heat wave reminded me how thankful I am to live in a coastal community. I don't know about other agents, but my client and I braved the weekend heat wave and toured several Palos Verdes homes for sale. Weather rarely deters a determined buyer (and their agent), but temperatures in the 90s, an unrelenting sun, and houses with no air-conditioning did call for several bottles of water and a shade break or two.  :) The luxury home market is experiencing increased inventory and shrinking sales. There are 65 Palos Verdes luxury homes priced over $3,000,000 listed for sale and only 5 in escrow. At the rate of current absorption, there is over a year's supply of Palos Verdes luxury residences for sale. 32 Palos Verdes luxury homes have sold year-to-date.     Hot weather, firecrackers and sky-high temperatures have not taken the sizzle out of the local Palos Verdes real estate market. Although inventory is up slightly with 219 single family homes for sale, the market is firmly embedded in a still strong seller's market. 87 Palos Verdes single family homes are in escrow with accepted offers, and 342 residences have sold year-to-date in Palos Verdes.   Palos Verdes real estate snapshots by the city: Palos Verdes luxury home snapshot ($3mm+): Both the luxury market and Rolling Hills have increased inventory and sluggish sales. Rolling Hills experienced a mini-surge in new listings during the past few weeks. The new listings coupled with only three homes in escrow with accepted offers pushed the Rolling Hills market into a strong buyer's market. This may be a temporary imbalance due to the high number of listings during the summer selling season, and buyers may absorb the new inventory, but we'll have to wait and see. Meanwhile, now is an excellent time to be a buyer if you're in the market to buy a Rolling Hills home. There are 37 homes for sale in Rolling Hills. There are 60 Palos Verdes Estates single-family homes for sale. 30 Palos Verdes Estates single-family residences are in escrow with accepted offers, and 71 PVE single-family houses have sold year-to-date. Those numbers tell us Palos Verdes Estates remains in a strong seller's market. Other Palos Verdes Market Snapshots for June 2018: Palos Verdes Estates was the only sub-market on the Palos Verdes Peninsula that experienced an uptick in "market heat" since the May statistics were tallied.  All the other markets cooled to some degree. That speaks to the desirability of the coastal homes in Palos Verdes Estates, and perhaps foretells a cooling of the local real estate market. It's too soon to assume the seller's market is in the waning phase, but if the trend continues through the summer months, rest assured the numbers have a story to tell.
