The inventory of single-family homes on the Palos Verdes Peninsula increased slightly from last month, but the absorption rate increased as well. This rate of absorption kept the Peninsula in an overall market favoring sellers. On a scale of 1 to 10, with 1 being a strong seller's market, the entire PVP stands at 2. Here are the inventory and absorption statistics for PV single-family homes as of March 30, 2026: The entire Palos Verdes Peninsula has 120 single-family homes for sale. 60 residences are in escrow with accepted offers, and 98 single-family homes have sold year to date. Here is the breakdown by individual cities: Palos Verdes Estates has 36 single-family homes for sale, 20 in escrow, and 22 sales year-to-date. The global situation in 2026 is too large to tackle, so let's discuss what's happening on our peninsula, in our towns, and in our backyards. The real estate market experienced a few rumbles of its own, with buyers pushing the pause button and sellers facing more days on market than expected. It was a year of changing market conditions. There are currently 84 single-family homes for sale on the entire Palos Verdes Peninsula. 33 single-family homes are in escrow with accepted offers, and 551 single-family homes were sold on the Palos Verdes Peninsula during 2025.  Those numbers reflect PV real estate conditions that still favor sellers, but buyers have more negotiating power than in recent years. Buyers are surely rejoicing, but Palos Verdes Sellers need not despair. On a scale of 1- 10, with "1" a raging sellers' market and "10" a buyer's paradise, the Palos Verdes Peninsula stands at a strong 3. However, it was a challenging year for PV with land movement and, consequently, falling prices in the affected areas. The lowest price for a Palos Verdes home in 2024 was $800.000 for a home impacted by the landslide. There were five single-family home sales in PV under $1,000,000. In years past, the Palos Verdes real estate market roared loud and clear with big price increases, and multiple offers as buyers gobbled up what little inventory became available. That was 2021 and 2022; 2023 was tamer and better balanced without the big market swings. I expect 2024 to continue the trend toward a more balanced market.
