The global situation in 2026 is too large to tackle, so let's discuss what's happening on our peninsula, in our towns, and in our backyards. The real estate market experienced a few rumbles of its own, with buyers pushing the pause button and sellers facing more days on market than expected. It was a year of changing market conditions. There are currently 84 single-family homes for sale on the entire Palos Verdes Peninsula. 33 single-family homes are in escrow with accepted offers, and 551 single-family homes were sold on the Palos Verdes Peninsula during 2025.  Those numbers reflect PV real estate conditions that still favor sellers, but buyers have more negotiating power than in recent years. A Beautiful Terranea Resort Sunset As the sun sets on 2024, the Palos Verdes Real Estate Market still favors sellers, but their grasp is weakening. Buyers are surely rejoicing, but Palos Verdes Sellers need not despair. On a scale of 1- 10, with "1" a raging sellers' market and "10" a buyer's paradise, the Palos Verdes Peninsula stands at a strong 3. However, it was a challenging year for PV with land movement and, consequently, falling prices in the affected areas. The lowest price for a Palos Verdes home in 2024 was $800.000 for a home impacted by the landslide. There were five single-family home sales in PV under $1,000,000. However, I know that low inventory continues to drive the seller's market in Palos Verdes Estates. Palos Verdes Estates began the new year with only 21 single-family homes listed for sale. 16 PVE residences are in escrow with accepted offers. The most expensive Palos Verdes Estates single-family home sale in 2020 was $10,430,000 for a property on Via Del Monte. The Coronavirus rages on, interest rates hit an all-time low, real estate inventory remains low, and demand is steady. It is is a new era in real estate.   There are currently 58 Palos Verdes Estates single-family homes listed for sale on the Multiple Listing Service. 21 PVE residences are in escrow with accepted offers, and 44 Palos Verdes Estates houses have sold thus far in 2020. At this time last year, the number of homes sold stood at 120. Palos Verdes Estates Lap Pool   The Palos Verdes Estates housing market reclaimed some of its sizzle last month and edged back toward seller market territory. Inventory dropped from 95 single-family homes for sale the previous month to 76 houses on the market as we entered September. 20 Palos Verdes Estates single-family homes are in escrow with accepted offers, and 120 single-family residences have sold thus far in 2019. One year ago there were 58 homes for sale. Eighteen houses were in escrow, and 131 homes had closed escrow as of September 2018. Analyzing these numbers show inventory is up compared to one year ago.
