I have two clients interested in purchasing horse property in Rolling Hills, CA in 2018. Two more clients asked me to keep them informed about new listings. Consequently, I’ve been previewing new listings asap. The wants and needs of my 2018 horse property buyers are at opposite ends of the spectrum. One wants an entry level fixer; the other wants a recently remodeled luxury equestrian estate. These divergent goals translate to touring every Rolling Hills horse property. It’s time to put on my horse property walking boots!


There are currently fifteen Rolling Hills properties for sale designated either horse property, improved horse property, or unimproved horse property. Improved implies there are existing horse facilities on the property. Unimproved means the property is zoned for horses, but there are no horse facilities in place. You guessed it; one prospective buyer wants only improved horse property, the other will consider unimproved horse property.

After years of selling horse property, I know the first buyer criteria to satisfy is the land and its suitability for horses. A house can always be remodeled, but the lay of the land is more difficult to modify.

Three Rolling Hills horse properties are in escrow with accepted offers. I either previewed or showed all three and none were quite right for either of my horse property buyers.

Thirteen Rolling Hills horse properties (per designation in the MLS) sold YTD in 2017. A few were fixers; a few were remodeled and had existing horse facilities. As the New Year approaches one of my real estate resolutions is find Rolling Hills horse properties for the prospective buyers who are counting on me to help them realize their 2018 goal of owning horse property in Rolling Hills, CA. The hunt is on!
