Rolling Hills Estates Is Horse Country Yikes, the single-family homes inventory depletion is getting serious. There are far more homes in escrow than there are houses for sale in Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. At the beginning of March, there were four single-family homes for sale, and 11 residences were in escrow with accepted offers. Nearly every purchase offer I've written since last summer competed with multiple offers and overbids. The seller's market gained momentum during the pandemic as buyers scrambled to find room for a home office or two, a home gym, and a home that could provide adequate shelter and safety as they weathered a year quite unlike any other. Rolling Hills Estates has many properties zoned for horses. At the beginning of February there were only five RHE and PVP single-family homes listed for sale. Six Rolling Hills Estates and Palos Verdes Peninsula properties were in escrow with accepted offers. Wow! The Seller's Market Is Hot! The number of houses in escrow outnumbers the supply of properties for sale. This market condition signals a very strong seller's market for both Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. I'm not sure the market can handle higher demand, but two events may test the market in the near future--the uptick in demand as we approach the spring season, and the increasing supply of Covid vaccines contributing to buyers feeling it is becoming safer to tour homes. Rolling Hills Estates is known for its equestrian properties. How low is the supply of homes for sale in RHE and PVP, you ask? Only three single-family homes were listed for sale at the beginning of the month. That is the lowest inventory count I recall during my 29 years in the Palos Verdes real estate business. There are only three RHE and PVP single-family homes for sale, and ten houses are in escrow with accepted offers. It is easy to see why my Little Yellow Dot shows a strong seller's market in Rolling Hills Estates and the Palos Verdes Peninsula's unincorporated areas. Horses on the Hill   The Spring Market has yet to arrive, but Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula (PVP) are already in a hot seller's market. There are 14 Rolling Hills Estates and PVP single-family properties for sale. Nine RHE and PVP homes are in escrow with accepted offers, and five Rolling Hills Estates and PVP single-family homes sold during January 2020. Sometimes they are a bit too friendly!   The unincorporated areas of the Palos Verdes Peninsula are adjacent to the Palos Verdes Drive North neighborhood in Rolling Hills Estates.
