There are 12 Rolling Hills properties listed for sale per the Multiple Listing Service. Three Rolling Hills residences are in escrow with accepted offers, and 27 Rolling Hills homes have sold thus far in 2020. Per Zillow, "The typical home value of homes in Rolling Hills is $3,126,625. This value is seasonally adjusted and only includes the middle price tier of homes. Rolling Hills home values have gone up 8.2% over the past year and Zillow predicts they will rise 9.8% in the next year." It appears the pandemic increased the appeal of the country lifestyle in Rolling Hills. Palos Verdes Estates Lap Pool   The Palos Verdes Estates housing market reclaimed some of its sizzle last month and edged back toward seller market territory. Inventory dropped from 95 single-family homes for sale the previous month to 76 houses on the market as we entered September. 20 Palos Verdes Estates single-family homes are in escrow with accepted offers, and 120 single-family residences have sold thus far in 2019. One year ago there were 58 homes for sale. Eighteen houses were in escrow, and 131 homes had closed escrow as of September 2018. Analyzing these numbers show inventory is up compared to one year ago. There are currently nine Palos Verdes luxury homes, those priced at or above $3,000,000, in escrow with accepted offers. 64 Palos Verdes luxury residences are for sale, and 47 high-end Palos Verdes properties have sold year-to-date. The Palos Verdes luxury home market enjoyed an uptick in activity last month and moved the Little Yellow Dot closer to a neutral market. More Palos Verdes Real Estate Snapshots for November 2018: A glance reveals the Little Yellow Dots are indicating we are moving away from a seller's market and into a neutral market favoring neither the seller nor the buyer. The market for single-family homes in Palos Verdes Estates remains in a robust seller's market. There are 62 Palos Verdes Estates single family homes for sale. 29 PVE residences are in escrow with accepted offers, and 93 Palos Verdes Estates houses have sold year-to-date. The overall single-family home market on the Palos Verdes Peninsula has slowed slightly due to increased inventory and slowed absorption. In April 2018 MLS records show there were 147 single family homes listed for sale. My July stats reveal we now have 219 active listings for single-family houses on the entire Palos Verdes Peninsula. The market still favors sellers, but due to the increased inventory, buyers have more choices. Palos Verdes Luxury Home For Sale   On Tuesday mornings, I am always anxious to check to see what new listings are on the broker open house tour.  Yesterday, as is my habit, I took my second cup of coffee upstairs and opened up the local MLS open house tour schedule.  It was all pretty routine until I began selecting homes to include on our weekly trot around the Palos Verdes Peninsula. I selected twelve homes to personally tour.
