Rancho Palos Verdes luxury home with a view The definition of luxury is wide and varied. Certainly, the word takes on new meaning during a pandemic and times of economic uncertainties. Although a price tag is often used to define luxury, some of the best luxuries in life are priceless. I remember when I first moved to the Palos Verdes Peninsula, I was not that impressed with the homes. I left a 1929 character home in Florida and purchase a rather non-descript ranch-style home in Palos Verdes. The architecture was disappointing, but the natural beauty of the area impressed me with its magnificence. I don't know about you, but I am ready to wrap up the year 2020 and relegate it to memories past. However, one of the big pluses of this pandemic is the strength of the local Palos Verdes real estate market. The market earned Five Stars from me for sloughing through the past nine pandemic months with strength and vigor. The showings and sales continued without missing a beat. Prices edged higher as demand increased. Buyers and agents donned masks, booties, and hand sanitizers with high hopes and little fanfare as they followed the new rules of buying a house during a pandemic. It was a year in my real estate career that stands apart from anything else I've experienced in my nearly thirty years of selling property in Palos Verdes and the South Bay of Los Angeles. The Palos Verdes Peninsula has 13 luxury homes in escrow with accepted offers, and 70 luxury homes have sold in PV thus far in 2020. Not too shabby for a year filled with economic uncertainty due to an ongoing pandemic, a contentious presidential election, and a housing market that appears undaunted by it all. Per Zillow, "The typical home value of homes in 90274 is $1,899,089. This value is seasonally adjusted and only includes the middle price tier of homes. 90274 home values have gone up 5.3% over the past year and Zillow predicts they will rise 6.9% in the next year." That's a healthy increase in price during these uncertain times. Likewise, the forecasted increase in 2021 Palos Verdes house prices reflects the strength of the current housing market. This value is seasonally adjusted and only includes the middle price tier of homes. Rolling Hills home values have gone up 8.2% over the past year and Zillow predicts they will rise 9.8% in the next year." It appears the pandemic increased the appeal of the country lifestyle in Rolling Hills. Rancho Palos Verdes Luxury Homes   In an across the board seller's market on the Palos Verdes Peninsula, Rancho Palos Verdes is the hottest market on the hill. The pandemic effect of tighter inventory coupled with steady demand resulted in Rancho Palos Verdes having more single-family houses in escrow than there are for sale. That's a sizzling seller's market!   Here's why my Little Yellow Dot is indicating RPV is in a hot seller's market:  48 Rancho PV single-family homes are for sale. 60 RPV residences are in escrow with accepted offers, with 203 sales recorded year-to-date. What a view!   The Palos Verdes Estates seller's market is refusing to give up its long run even when threatened by a pandemic and concerning economic news. Compared to last month, housing inventory is down, and sales are up. Those factors moved my Little Yellow Dot market indicator deeper into a market favoring sellers.     August 2020 finds 48 Palos Verdes Estates single-family homes listed for sale. 37 PVE residences are in escrow with accepted offers, and 58 Palos Verdes Estates single-family properties have sold year-to-date.   The local Palos Verdes real estate market, including the single-family luxury market, appears to be oblivious to world events (catastrophes, perhaps) as it continues to grow stronger as the summer progresses. Inventory is still shrinking, and demand remains steady. As indicated by my Little Yellow Dot, the Palos Verdes luxury homes market moved from a neutral market to a seller's market during the summer of 2020. Sales are up, and inventory is down in the high-end segment of the PV real estate market.
