Bluff Front Homes in Rancho Palos Verdes, CA The top real estate story for the Palos Verdes area continues to be one of low inventory. At the beginning of this month there were 77 Palos Verdes single-family homes list for sale, and 73 PV single-family homes were in escrow with accepted offers. New inventory is absorbed as soon as it hits the market. The limited supply continues to drive prices higher. A quick glance at my Little Yellow Dot shows the market is a strong one for sellers. Rolling Hills Estates is known for its equestrian properties. How low is the supply of homes for sale in RHE and PVP, you ask? Only three single-family homes were listed for sale at the beginning of the month. That is the lowest inventory count I recall during my 29 years in the Palos Verdes real estate business. There are only three RHE and PVP single-family homes for sale, and ten houses are in escrow with accepted offers. It is easy to see why my Little Yellow Dot shows a strong seller's market in Rolling Hills Estates and the Palos Verdes Peninsula's unincorporated areas. I don't know about you, but I am ready to wrap up the year 2020 and relegate it to memories past. However, one of the big pluses of this pandemic is the strength of the local Palos Verdes real estate market. The market earned Five Stars from me for sloughing through the past nine pandemic months with strength and vigor. The showings and sales continued without missing a beat. Prices edged higher as demand increased. Buyers and agents donned masks, booties, and hand sanitizers with high hopes and little fanfare as they followed the new rules of buying a house during a pandemic. It was a year in my real estate career that stands apart from anything else I've experienced in my nearly thirty years of selling property in Palos Verdes and the South Bay of Los Angeles. Three Rolling Hills residences are in escrow with accepted offers, and 27 Rolling Hills homes have sold thus far in 2020. Per Zillow, "The typical home value of homes in Rolling Hills is $3,126,625. This value is seasonally adjusted and only includes the middle price tier of homes. Rolling Hills home values have gone up 8.2% over the past year and Zillow predicts they will rise 9.8% in the next year." It appears the pandemic increased the appeal of the country lifestyle in Rolling Hills.   The local Palos Verdes real estate market, including the single-family luxury market, appears to be oblivious to world events (catastrophes, perhaps) as it continues to grow stronger as the summer progresses. Inventory is still shrinking, and demand remains steady. As indicated by my Little Yellow Dot, the Palos Verdes luxury homes market moved from a neutral market to a seller's market during the summer of 2020. Sales are up, and inventory is down in the high-end segment of the PV real estate market.
