If one of your 2016 New Year’s resolutions is to find a top Palos Verdes real estate agent(and brokerage) to help you maximize the value of your Palos Verdes property before you sell, we hope Charlemagne International Properties is on your radar. If not, it should be, and here’s why: One of the most valuable things the best and brightest agents in the field can do is make sure your property sells for its highest and best value. Achieving your real estate goal requires much more than planting a sign in your front yard.
Preparing a property for sale is crucial if the goal is to sell for the highest price the present real estate market will bear. We recently helped a seller increase the sale price by approximately ten percent. Yes, it required time and effort, but since the average Palos Verdes property is worth just under $2,000,000, ten percent is a respectable chunk of change!
How did we achieve it? We would love to share all our “insider secrets” with you. Of course, we can’t tell you how to do it without seeing the “product” as every house is different and there is no plan that fits all. Our suggestions will be tailored to your property’s strengths and weaknesses. We offer a one-hour free consultation, and the benefit of having professionals help you define what changes to make before listing the property will almost always improve your net upon sale.
Presentation, after the preparation of the property is complete, should be designed to create a buzz in the real estate community. The best real estate agents know how to present your property with the flair today’s social media world requires. With nearly nine years of blogging about Palos Verdes real estate and the lifestyle that comes with residing in one of the most beautiful places on earth (yes, I’m serious), I was an early adopter to the changing real estate scene. We tweet, pin, and blog. We showcase our listings where the buyers are house hunting, and that’s online, not in the newspaper.
Newspapers are the dinosaurs in today’s modern marketing. 1% of 2014 buyers found the home they purchased in the newspaper. If your agent advocates advertising in print media you’re both engaged in feeding money to “dinosaurs” with a dwindling amount of market share–make that a minuscule amount of marketing eyeballs. It’s a battle for buyers, and the newspapers are facing extinction as Internet savvy buyers shop online for everything from hats to houses.
We recently received an update on one of our blogs designed specifically for buyers. I’m delighted to report our local Palos Verdes real estate articles were read by prospective buyers in 81 countries around the world. We list local properties and market them globally.

Crunchy numbers from our Web Blog for Buyers:
The concert hall at the Sydney Opera House holds 2,700 people. This blog was viewed about 9,000 times in 2015. If it were a concert at Sydney Opera House, it would take about 3 sold-out performances for that many people to see it.
Where did they come from? All over the world!
That’s 81 countries in all!
Most visitors came from The United States. Brazil & Germany were not far behind.
In the world of Instagram and instant gratification, drop-dead gorgeous photos are a must and a critical part of presenting your Palos Verdes property in its best light. Our professional photographers know I require their best efforts, and they are experts at showcasing the highlights of your home. Photographs create that oh-so-important first impression buyers form when perusing the photographs of your home. Where will they view the photos? Online. Over 90% of all prospective buyers begin their search online. If your agent does not have professional photos online one of their most important duties to you is already in question. How can you obtain the highest price the market will bear if the photos appear dark, blurred and scream amateur? Poor photographs compromise your ability to receive the highest and best value for your property.
No top Palos Verdes real agent can afford to be sloppy and cavalier when it comes to negotiation skills. There are inspections to evaluate, credits to negotiate and a host of other challenges to be cleared prior to closing day. The best agents earn their commission by keeping more money on their client’s side of the balance sheet. I once had a seller question why I referred to his transaction (and money) as “our” transaction. My simple and short answer was, “I act on your behalf the same as I would if I were the owner of the property. I watch your bottom line as if it is my bottom line and in a way it is. My reputation rides on how well I represent your interests.”
We treat our buying clients with the same fiduciary responsibilities. For example, yesterday we advised a client to pass on a $1,500,000 property due to our structural concerns. Short term gain is never worth long term problems. Yes, it would have been nice to have an end of the year quick cash sale, but certainly not worth losing a client whose business and respect I plan to retain for years to come.
The best and top Palos Verdes real estate agents can be valuable additions when it comes to building and managing your personal wealth. We take great satisfaction in knowing many of our sales each and every year come from repeat clients. For instance, this year we closed our third transaction with one client, our sixth with another and are currently working on number seven with yet another client. We appreciate the notes of gratitude we receive from happy clients, but what really speaks volumes is when they return as repeat customer time after time. There is no higher reward in the business world.
Charlemagne Int’l Properties would be honored to add you to our growing list of 5-Star clients.
