Rolling Hills Estates New Construction The rate of absorption increased, and inventory decreased during the past month in Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. These conditions combined to reheat the seller's market in RHE and PVP neighborhoods. The luxury home market in Palos Verdes finished 2017 in a neutral market tilted slightly in favor of sellers.  After massive increases in the luxury home markets in the Beach Cities during the past several years, it's not surprising the effect has trickled up to the Palos Verdes Peninsula.   Tuesday is tour day for new listings in Palos Verdes. This morning, the list is rather short due to entering the after Thanksgiving holiday countdown, and the seemingly permanent condition of inventory shortage for Palos Verdes and other cities in the South Bay of Los Angeles. Today, there is only one new listing I need to preview for a prospective buyer. However, on the upside, it's a gorgeous day, so perhaps as I meander along Palos Verdes Drive South, I will capture a few more coastal photos I can use on my blog to display the beauty of our Southern California coastline. Palos Verdes Single Family Home Market Update April 2017

On the first day of April 2017, there were 166 single family homes for sale on the Palos Verdes Peninsula. This is a slight uptick in the number of homes for sale. Perhaps the increase in inventory can be attributed to the arrival of spring. However, I have noted high-end Palos Verdes homes are staying on the market a bit longer than in previous months. In the luxury market, there is currently a six-month supply of homes for sale based on the present rate of absorption. April 2017 Palos Verdes Luxury Market Slider: The market for homes priced under $3MM in Palos Verdes remains strong. Zillow Values – We Love Them and We Hate Them

At Charlemagne Int'l Properties we have a love-hate relationship with Zillow.  We think it is wonderful homeowners can go to the site, type in their home address, and presto, they have the value of their property.  Or do they? We recently had a seller contact us, and he was in a jubilant mood due to Zillow's estimated value of his home.  He was ready to list it for sale until we gave him the real scoop on its value in today's market.  Zillow's price was about 25% above actual value.
