Palos Verdes Estates Luxury Home   The October 2019 Palos Verdes Estates real estate market is stable with nearly the same number of listings and sales as last month. The Little Yellow Dot reflects a cooling seller's market that has edged toward a neutral market favoring neither the seller nor the buyer.   The Rolling Hills real estate snapshot reveals an active buyer's market is in place as we enter the late months of 2019. My Rolling Hills Little Yellow Dot is clinging to the far end of the sliding scale of the market indicator.     The Rolling Hills market is a small one, and it only takes a slight increase in inventory or a small drop in sales to move the Little Yellow Dot. There are 21 Rolling Hills properties for sale, and only two RH homes are in escrow with accepted offers. The affordability factor is a player in the continued seller's market in Rancho PV. Palos Verdes Estates Lap Pool   The Palos Verdes Estates housing market reclaimed some of its sizzle last month and edged back toward seller market territory. Inventory dropped from 95 single-family homes for sale the previous month to 76 houses on the market as we entered September. 20 Palos Verdes Estates single-family homes are in escrow with accepted offers, and 120 single-family residences have sold thus far in 2019. One year ago there were 58 homes for sale. Eighteen houses were in escrow, and 131 homes had closed escrow as of September 2018. Analyzing these numbers show inventory is up compared to one year ago. The buyer pool for luxury homes is smaller due to the price. Consequently, days on the market exceed that of median price homes in the same neighborhood. My Little Yellow Dot market indicator shows the overall PV real estate market for single-family homes is softening. As a result, the market is moving toward a neutral market, favoring neither the seller nor the buyer. What does this mean for prospective sellers and buyers? Sellers can expect more competition as inventory increases, and buyers will have more choices and negotiating power as the number of available homes expands.
