Rolling Hills is home to some of the finest equestrian estates in Southern California If you don't believe the real estate market is at the height of hotness, here's a true story that will remove any doubt. On a chilly morning last week, I checked the Multiple Listing Service's daily updates before getting out of bed. (He who snoozes loses). I bolted upright when I saw a new listing that was a perfect fit for my client's search criteria. After a quick outing with my dog, I sent an email to my clients. Coastal Living in Rancho Palos Verdes Once again, Rancho Palos Verdes has more single-family homes in escrow with accepted offers than there are houses listed for sale. I don't need to tell you that's an indicator that screams, "Hot Seller's Market!" There are currently 50 Rancho Palos Verdes single-family homes for sale. 66 RPV single-family residences are in escrow, and 284 SFRs have sold in Rancho PV thus far this year. Even the Coronavirus failed to cast a dark shadow over the local real estate market. Per Zillow, "The typical home value of homes in Rancho Palos Verdes is $1,365,103. This value is seasonally adjusted and only includes the middle price tier of homes. Rancho Palos Verdes home values have gone up 5.5% over the past year and Zillow predicts they will rise 7.7% in the next year." The weather is beginning to cool, interspersed with spurts of warm Santa Ana winds, and the real estate market is reflecting a similar trend. It's nothing dramatic, just a gentle shift in the market.   The Palos Verdes luxury home market experienced a noticeable uptick in activity at the close of summer with a few homes going off the market and the number of high-end homes in escrow nearly doubling.  With those numbers, my Little Yellow Dot indicates the luxury home market is still favoring buyers, but moving closer toward a neutral market favoring neither the seller nor the buyer.   The Rolling Hills market (primarily high-end properties) reflects a similar shift due to a reduction in the number of homes for sale, and an increase in the number of residences in escrow with accepted offers. There are 62 Palos Verdes luxury homes listed for sale. Nine Palos Verdes luxury residences are in escrow with accepted offers. 38 PV luxury properties priced over $3,000,000 have sold thus far in 2018.
