The weather is beginning to cool, interspersed with spurts of warm Santa Ana winds, and the real estate market is reflecting a similar trend. It's nothing dramatic, just a gentle shift in the market. There are 207 Palos Verdes single-family homes for sale, 58 houses are in escrow with accepted offers, and 570 Palos Verdes single-family homes have sold thus far in 2018.   More Palos Verdes Real Estate Snapshots for November 2018: Has the seller's market come to an end in Palos Verdes? My Little Yellow Dot seems to be sending that message as it inches toward neutral in most sub-markets.   The Palos Verdes luxury home market experienced a noticeable uptick in activity at the close of summer with a few homes going off the market and the number of high-end homes in escrow nearly doubling.  With those numbers, my Little Yellow Dot indicates the luxury home market is still favoring buyers, but moving closer toward a neutral market favoring neither the seller nor the buyer.   The Rolling Hills market (primarily high-end properties) reflects a similar shift due to a reduction in the number of homes for sale, and an increase in the number of residences in escrow with accepted offers. There are 62 Palos Verdes luxury homes listed for sale. Nine Palos Verdes luxury residences are in escrow with accepted offers. 38 PV luxury properties priced over $3,000,000 have sold thus far in 2018. Palos Verdes Single Family Homes Market Report May 2017

Palos Verdes single family homes inventory slipped below 200 during April 2017.  There are currently 195 single family homes for sale on the entire Palos Verdes Peninsula.  123 Palos Verdes homes are in escrow with accepted offers, and 184 single family Palos Verdes homes sold year-to-date as of May 3, 2017. These numbers tell us several things:  First, the single family home market in Palos Verdes remains a very strong sellers' market. Next, the high number of homes in escrow (123) prove buyers are not intimidated by the higher prices and perhaps the lack of inventory is nudging them into buying now rather than later. The number of homes sold year-to-date indicates Palos Verdes is on track to have a healthy real estate market during 2017. Not everyone knows Palos Verdes Peninsula is famous not only for its breathtaking array of coastal and city views, but also is home to some of the finest equestrian estates in Southern California.   Two cities are renowned for horse properties--Rolling Hills and Rolling Hills Estates.  Rancho Palos Verdes is home to the Portuguese Bend Club with its boarding stables, riding rings and coastal trails.  Palos Verdes Estates also has a stable in the Valmonte neighborhood, and it's not uncommon to see a group of riders out for a ride beneath the eucalyptus trees that line Palos Verdes Drive North.  Each of the four cities on the Palos Verdes Peninsula partakes in the equestrian lifestyle. There are 201 single family homes for sale in Palos Verdes, and 46 of those residences are priced at or above $3,000,000. Those numbers back up my decision to raise the price bar from $2,000,000 to $3,000,000 on residences I "designate"  luxury properties on the Palos Verdes Peninsula.  There's no question the real estate recovery is complete and sales are robust in all four cities in Palos Verdes.       Here's a snapshot of July real estate activity in the luxury market on the Palos Verdes Peninsula: Sales:  Eight single family Palos Verdes homes sold at or above $3,000,000.  Four of those sale were in Palos Verdes Estates, three in Rancho Palos Verdes and one luxury property sold in Rolling Hills.
