The weather is beginning to cool, interspersed with spurts of warm Santa Ana winds, and the real estate market is reflecting a similar trend. It's nothing dramatic, just a gentle shift in the market. There are 207 Palos Verdes single-family homes for sale, 58 houses are in escrow with accepted offers, and 570 Palos Verdes single-family homes have sold thus far in 2018.   More Palos Verdes Real Estate Snapshots for November 2018: Has the seller's market come to an end in Palos Verdes?   The Palos Verdes luxury home market experienced a noticeable uptick in activity at the close of summer with a few homes going off the market and the number of high-end homes in escrow nearly doubling.  With those numbers, my Little Yellow Dot indicates the luxury home market is still favoring buyers, but moving closer toward a neutral market favoring neither the seller nor the buyer.   The Rolling Hills market (primarily high-end properties) reflects a similar shift due to a reduction in the number of homes for sale, and an increase in the number of residences in escrow with accepted offers. There are 62 Palos Verdes luxury homes listed for sale.   The luxury home market for homes priced over $3,000,000 on the Palos Verdes Peninsula showed a slight uptick in accepted offers, but the market continues to favor buyers due to the number of luxury homes listed for sale in comparison to the number of homes sold. Supply far outstrips demand in the high-end real estate market on the Palos Verdes Peninsula. However, there are seven Palos Verdes luxury homes priced over $3,000,000 in escrow with accepted offers, but 67 luxury properties are actively for sale. 34 Palos Verdes luxury homes ( $3 mm+) have sold thus far in 2018. The most exciting happening in the Palos Verdes luxury home market in July was a residence in Rolling Hills listed for $40,000,000 went under contract. There are over 200 homes for sale on the Palos Verdes Peninsula, but only 22 single-family homes are listed for sale in Rolling Hills Estates and the unincorporated neighborhoods on the Palos Verdes Peninsula (Westfield, Academy Hills, etc.) along Palos Verdes Drive North. Nine RHE and PVP residences are in escrow with accepted offers, and 42 single family houses have sold in Rolling Hills Estates and PVP unincorporated areas year-to-date. Due to a small increase in available homes for sale the market has cooled slightly. However, the areas remain in a strong seller's market. Other Palos Verdes real estate market snapshots for July 2018: Note Rolling Hills and the luxury market for homes priced at or above $3,000,000 are now in a strong buyer's market. Thinking of selling or buying in 2018? It's not too late to catch the wave! I'm sipping a tall glass of iced sun tea as I write this on a hot and humid Saturday morning. July's heat is more than making up for our cooler than usual June! Does weather affect the Palos Verdes real estate market? Yes, but not nearly as much as in other parts of the U.S. Once in a while I will have a showing cancellation due to extreme heat, but those are rare. Many homes have air conditioning or ocean breezes--sometimes both, making touring houses comfortable except on triple-digit heat days. Rancho Palos Verdes real estate market seems to be tolerating the heat wave just fine.
