Last week I had a listing appointment with a prospective seller of horse property in Rancho Palos Verdes. We discussed the improvement of some long-neglected trails in RPV and the impact the improvements will have on horse property in the area. Although Rolling Hills Estates and Rolling Hills are noted for their abundance of properties zoned for horses, many residences in the Palos Verdes Drive East area are zoned for horses as well. The Portuguese Bend area of Rancho Palos Verdes is another horse friendly neighborhood. Riding trails and boarding stables are located in the Valmonte neighborhood of Palos Verdes Estates. The unincorporated area of the Palos Verdes Peninsula is also equestrian friendly with trails and riding rings. Out previewing new listings in Rolling Hills Estates. I spent a chilly March morning reviewing listings and sales in Rolling Hills Estates, and RHE has the dubious honor of having the lowest single-family residence inventory of homes for sale of the four cities located on the Palos Verdes  Peninsula. At the time of my research, Rolling Hills Estates had only 14 single-family properties for sale. When the unincorporated areas of the Palos Verdes Peninsula are included (the Multiple Listing Service includes the unincorporated areas in the PVDN area) the number of homes for sale increases slightly. The Palos Verdes luxury home market closed out 2017 with 51 sales of homes priced at or above $3,000,000.  Thirty of the luxury home sales are located in Palos Verdes Estates. Rancho Palos Verdes recorded twelve sales, and Rolling Hills had nine luxury homes sales in the $3,000,000 and up price range. There are currently 35 Palos Verdes luxury homes for sale on the entire Palos Verdes Peninsula, and six Palos Verdes residences priced over $3 mm are in escrow with accepted offers. The number of Palos Verdes luxury homes listed for sale declined over the holidays as several were taken off the market. I expect these homes to come back on the market in the coming weeks. December 2017 Market Sliders:   There are 146 Palos Verdes single family homes for sale. 69 Palos Verdes houses are in escrow with accepted offers. Year-to-date 650 single family homes sold in Palos Verdes as of early December. Inventory dipped to a lower number of houses available for buyers in search of a home on the Palos Verdes Peninsula.
