The single family housing market in Palos Verdes remains healthy, active, and still favoring sellers. There are 212 single family homes for sale on the entire Palos Verdes Peninsula. 94 homes are in escrow with accepted offers, and 77 Palos Verdes single family homes sold during July 2017. 426 PV single family homes have sold YTD 2017. Given the above statistics, the inventory is still low, and the absorption rate is high. If you're considering selling a Palos Verdes property, the market will welcome the increased inventory. We have reached the midway point of 2017, and although the single family home real estate market in Palos Verdes remains a strong sellers' market, the luxury home market experienced a cooling trend during the second quarter of 2017. The luxury market of homes priced at $3,000,000 and up slide into a strong buyers' market. Palos Verdes single family homes inventory slipped below 200 during April 2017.  There are currently 195 single family homes for sale on the entire Palos Verdes Peninsula.  123 Palos Verdes homes are in escrow with accepted offers, and 184 single family Palos Verdes homes sold year-to-date as of May 3, 2017. These numbers tell us several things:  First, the single family home market in Palos Verdes remains a very strong sellers' market. Next, the high number of homes in escrow (123) prove buyers are not intimidated by the higher prices and perhaps the lack of inventory is nudging them into buying now rather than later. The Palos Verdes housing market is ending the year still entrenched in a seller's market.  Inventory remains low and demand is strong. At the current rate of absorption, and without additional new inventory to replace the sold properties, there is less than a two-month supply of homes for sale in Palos Verdes.   There are currently 166 single family homes for sale.  91 properties are in escrow with accepted offers, and year-to-date 641 Palos Verdes single family homes have sold. Am I increasing my chances for encountering troubled waters when I "double pop" my listings?  In my nearly 25 years as a Realtor in Palos Verdes, I have done it only a few times.  Honestly, some of those dual agency transactions have been the easiest of my entire career, but I always enter them cautiously. On the positive side first:  There's no blaming the other agent, or waiting for the other agent to send paperwork, complete inspections and meet other deadlines.  Forget those emails and voicemails to beg and plead for missing document signatures.  Time management benefits abound. Oops, it happened again.  The number of available Palos Verdes single-family homes for sale dropped below 200. The shrinking supply pushed the market toward an even stronger sellers' market. Similar market trends apply to the Beach Cities real estate market as well.  Low inventory has become our new normal.
