Inventory keeps falling; prices continue to rise. Supply is low; demand is high. That's my response when someone asks about the present housing market. It's certainly a true statement for Rancho Palos Verdes. At the beginning of the month, there were 38 Rancho Palos Verdes single-family homes listed for sale. 53 RPV homes were in escrow with accepted offers. Those numbers demonstrate demand is outstripping the supply of properties for sale. I'm hopeful the coming month will replenish the dwindling inventory of homes for sale. Sellers may begin to feel more comfortable opening up their homes for showings and inspections as the vaccination rate climbs and the rate of infection falls. Coastal Living in Rancho Palos Verdes Once again, Rancho Palos Verdes has more single-family homes in escrow with accepted offers than there are houses listed for sale. I don't need to tell you that's an indicator that screams, "Hot Seller's Market!" There are currently 50 Rancho Palos Verdes single-family homes for sale. 66 RPV single-family residences are in escrow, and 284 SFRs have sold in Rancho PV thus far this year. Even the Coronavirus failed to cast a dark shadow over the local real estate market. Per Zillow, "The typical home value of homes in Rancho Palos Verdes is $1,365,103. This value is seasonally adjusted and only includes the middle price tier of homes. Rancho Palos Verdes home values have gone up 5.5% over the past year and Zillow predicts they will rise 7.7% in the next year." Rancho Palos Verdes Luxury Homes   In an across the board seller's market on the Palos Verdes Peninsula, Rancho Palos Verdes is the hottest market on the hill. The pandemic effect of tighter inventory coupled with steady demand resulted in Rancho Palos Verdes having more single-family houses in escrow than there are for sale. That's a sizzling seller's market!   Here's why my Little Yellow Dot is indicating RPV is in a hot seller's market:  48 Rancho PV single-family homes are for sale. 60 RPV residences are in escrow with accepted offers, with 203 sales recorded year-to-date. Last year at this time, 161 RPV single-family homes were in the sold column. The market is exceeding expectations during this tumultuous time of uncertainty.
