I guess I'm not a "Yes" broker. Yesterday I said "No"to listing a luxury home in the South Bay of Los Angeles.  At least for the time being. Don't get me wrong this luxury listing agent loves to hang our real estate sign on the lawns of Los Angeles luxury homes. As the broker-owner of a boutique real estate company I always strive to be open to new business opportunities, it's just as important to know when and where to establish "no-go" boundaries.  In this case the property's view is a winner, the location is better than good (not quite great), but the prospective seller and I are mega dollars apart on value, and therefore we could not agree upon a list price.  The honest, fair and best for all concerned outcome was for me to walk away without the listing.  There was no way I could come close to fulfilling [...]

875 S Madison Ave, Pasadena New Listing by Charlemagne Int’l Properties

By | June 29th, 2015|Homes with Pools, Listings, Luxury Homes, Pasadena CA, Pasadena Luxury Homes|

Over 50 groups attended our first open house yesterday at 875 S Madison Ave, Pasadena.  The weather cooperated with a sunny and warm day, and there was a steady stream of attendees.  875 S Madison Ave. has not been for sale since 1972 which only increased both house hunters and neighborhood interest in the stately property. If you're searching for a home with an interesting history 875 S Madison Ave, Pasadena was built in 1914 for the Merryman family.  The residence was sold in 1947 to a member of the Huntington family, and in 1972 the current owners purchased the property.  Past owners kept the property in the family for decades which is a testament to the location and quality of one of Madison Heights most desirable homes. The 4364 sq. ft. main house has 5 bedrooms (one currently converted to den) with en suite baths.  There is a pool, [...]

875 S Madison Ave, Pasadena, CA–House History and Listing Info

By | June 27th, 2015|875 S Madison Ave, Listings, Luxury Homes, Pasadena CA, Pasadena Luxury Homes|

Let's delve into the genealogy of this gracious Madison Heights residence located at 875 S Madison Ave., Pasadena, CA.  The residence provided shelter for some prominent Pasadena families. This grand dame (I don't want to appear biased but I always think of homes in the feminine gender) celebrated her 100th birthday in 2014 with most of her original architectural design still in tact. The kitchen and bathrooms have undergone some updates and a terrace was enclosed during the past 100 years, but the rest of the home received minimal changes to the original plan other than some cosmetic improvements. This amazing feat can be attributed to the timeless design and classic beauty that is still appreciated by today's home buying clientele. Built in 1914 for the Merryman family, the property remained in the family until 1947 when it was purchased by Joanna Huntington.  The residence was purchased by the current owner [...]
