New Construction Homes in RHE   The median sale price for Rolling Hills Estates homes is $1.4 mm. There are 28 Rolling Hills Estates and PVP (unincorporated area of the Palos Verdes Peninsula) single-family homes listed for sale.   The Palos Verdes luxury home market experienced a noticeable uptick in activity at the close of summer with a few homes going off the market and the number of high-end homes in escrow nearly doubling.  With those numbers, my Little Yellow Dot indicates the luxury home market is still favoring buyers, but moving closer toward a neutral market favoring neither the seller nor the buyer.   The Rolling Hills market (primarily high-end properties) reflects a similar shift due to a reduction in the number of homes for sale, and an increase in the number of residences in escrow with accepted offers.   September is here, and I love the cooler mornings and evenings. There seems to be some cooling happening in the local single-family homes real estate market, too. Is it weather related? Maybe, but with back-to-school and a three-day weekend, it's difficult to pinpoint the reason. Most likely, it's an aging seller's market operating with a lower buyer demand--supply and demand define the market, and the Palos Verdes single-family real estate market is approaching a neutral market favoring neither the seller nor the buyer. Inventory is remaining steady with 216 Palos Verdes single family homes listed for sale. That's the same number as last month. There are 68 PV homes in escrow (80 last month) with accepted offers, and 469 Palos Verdes single-family homes have sold thus far in 2018.
