The ups and downs of the past year presented challenges beyond our wildest expectations. Month in and month out, the real estate market continued a steady climb upward without faltering throughout the pandemic and economic uncertainty. Lagging inventory could not meet the increased demand. Many properties received overbids and multiple offers. It was not uncommon to receive three to four offers per property. It continues to be a challenging housing market for all parties. Prices are up and inventory is low as we enter the 2021 spring and summer selling season. Until supply catches up with demand expect multiple offers and overbids to continue in the Palos Verdes real estate market. I submitted an offer this month and it was one of ten offers. Inventory keeps falling; prices continue to rise. Supply is low; demand is high. That's my response when someone asks about the present housing market. It's certainly a true statement for Rancho Palos Verdes. At the beginning of the month, there were 38 Rancho Palos Verdes single-family homes listed for sale. 53 RPV homes were in escrow with accepted offers. Those numbers demonstrate demand is outstripping the supply of properties for sale. I'm hopeful the coming month will replenish the dwindling inventory of homes for sale. Rolling Hills Estates has many properties zoned for horses. At the beginning of February there were only five RHE and PVP single-family homes listed for sale. Six Rolling Hills Estates and Palos Verdes Peninsula properties were in escrow with accepted offers. Wow! The Seller's Market Is Hot! The number of houses in escrow outnumbers the supply of properties for sale. This market condition signals a very strong seller's market for both Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. I'm not sure the market can handle higher demand, but two events may test the market in the near future--the uptick in demand as we approach the spring season, and the increasing supply of Covid vaccines contributing to buyers feeling it is becoming safer to tour homes. Single-family inventory in Palos Verdes Estates is up slightly, but sales are up also. Demand continues to match supple as we enter the spring selling season. The Little Yellow Dot reflects the slight increase in inventory, but also shows the Palos Verdes Estates real estate market remains one that favors sellers. There are currently 30 PVE single-family residences listed for sale. 18 Palos Verdes Estates are in escrow with accepted offers. As of the beginning of February, twelve single-family homes closed escrow.
