The Palos Verdes luxury home market closed out 2017 with 51 sales of homes priced at or above $3,000,000.  Thirty of the luxury home sales are located in Palos Verdes Estates. Rancho Palos Verdes recorded twelve sales, and Rolling Hills had nine luxury homes sales in the $3,000,000 and up price range. There are currently 35 Palos Verdes luxury homes for sale on the entire Palos Verdes Peninsula, and six Palos Verdes residences priced over $3 mm are in escrow with accepted offers. The number of Palos Verdes luxury homes listed for sale declined over the holidays as several were taken off the market. I expect these homes to come back on the market in the coming weeks. The luxury home market in Palos Verdes finished 2017 in a neutral market tilted slightly in favor of sellers.  After massive increases in the luxury home markets in the Beach Cities during the past several years, it's not surprising the effect has trickled up to the Palos Verdes Peninsula. Sustainable Luxury Homes

    One of the things I appreciate most about luxury homes in Palos Verdes is the use of timeless materials during the construction. Marble, limestone, granite, quartz, and hardwood floors will last for generations to come. The initial choices (and expense) are more than justified by the longevity of the materials. I had the pleasure of living in a 1929 home in St. Petersburg, Florida. The wood floors were original and beautifully restored by the previous owner. The bathroom tiles were original as were the pedestal sinks. I upgraded the kitchen with a professional Wolf six-burner stove, a commercial Traulsen refrigerator/freezer, and a stainless steel dishwasher. The enormous walk-in pantry was my favorite part of the kitchen and required no updates. The original cabinets in the kitchen and breakfast room stayed. The Palos Verdes luxury home market gained strength during August and September. This move toward a neutral market can be attributed to a few homes going off the market and a slight uptick in sales. There are currently 53 single family luxury homes priced over $3,000,000 for sale on the Palos Verdes Peninsula. This post has an alternate title of "What To Do When You Want It All When Buying a Home on the Palos Verdes Peninsula." Obviously, that title is a bit too long.  :) I am working with clients who must have a view, 3000+ sq. ft. of living space, horse property, and room for a pool and guest house. The redeeming factor is they are willing to remodel and add the pool and guest house in the future. We are in escrow on a property that meets those requirements, but it also has several issues we are working to resolve. My take on buying real estate is you can have it all, but expect to compromise on price or condition--maybe both.   Sold by Charlemagne International Properties   It was exactly one year ago when my market indicator (The Little Yellow Dot) signaled a shift in the luxury home market on the Palos Verdes Peninsula. The Little Yellow Dot edged closer to a buyers' market after many months of indicating a neutral market for luxury properties. September 2017 statistics for luxury residences priced over $3MM reveal the high-end home market is still locked in a buyers' market. During August 2017 The Little Yellow Dot moved slightly away from a hot buyers' market, due to a few more sales and some properties were taken off the market reducing the number of luxury homes currently for sale. There are currently 59 Palos Verdes luxury residences priced over $3MM for sale.
