Isn't it wonderful to be able to enjoy the trails and beaches of Palos Verdes again? Yes, a mask is still needed, but that's a small price to pay for a big dose of fresh air, natural beauty, and time spent along the coast.   It is not the Spring we expected, it is not the Spring we wanted, but it is the Spring we have, and all things considered, the local real estate market is moving forward. Time to sit this one out, or move forward with selling or buying?     Before the Age of the Coronavirus, the Palos Verdes luxury home market was in the midst of an increased demand that nearly doubled the number of high-end residences in escrow. This reduction in inventory tipped the Little Yellow Dot reflecting the luxury segment of the local real estate market toward a seller's market. There are 52 Palos Verdes luxury homes for sale. Thirteen PV luxury residences are in escrow with accepted offers, and 14 Palos Verdes luxury properties have sold year-to-date. There are 42 Palos Verdes Estates single-family homes listed for sale. 12 PVE residences are in escrow with accepted offers and seven single-family properties sold during January 2020. The Palos Verdes Estates real estate market remains stable but with a slow movement away from a seller's market and closer to a neutral market favoring neither the seller nor the buyer. Although 2020 statistics show my Little Yellow Dot edging back into neutral territory on the luxury home market slider, it will be interesting to see if the spring market brings more luxury homes to market, or more luxury home buyers. This is not a photo snapped from a ship; it's a Palos Verdes Estates Bluff Front Residence.   Palos Verdes Estates begins the new year with 41 single family homes for sale, 13 residences in escrow with accepted offers, and closes out 2019 with 172 single-family home sales for the year. My Little Yellow Dot shows movement toward a neutral real estate market in PVE as we kick off another year. It's January, but the spring market may arrive early this year. Typically, not much happens until after the Super Bowl, as buyers recover from the holiday season, and sellers begin the task of preparing their home for sale.
