Palos Verdes Estates Lap Pool   The Palos Verdes Estates housing market reclaimed some of its sizzle last month and edged back toward seller market territory. Inventory dropped from 95 single-family homes for sale the previous month to 76 houses on the market as we entered September. 20 Palos Verdes Estates single-family homes are in escrow with accepted offers, and 120 single-family residences have sold thus far in 2019. One year ago there were 58 homes for sale. Eighteen houses were in escrow, and 131 homes had closed escrow as of September 2018. Analyzing these numbers show inventory is up compared to one year ago. There are 58 Palos Verdes luxury homes for sale. Seven PV luxury residences are in escrow with accepted offers, and 46 Palos Verdes luxury properties have sold thus far in 2019. The buyer pool for luxury homes is smaller due to the price. Consequently, days on the market exceed that of median price homes in the same neighborhood. View from a Rolling Hills Property July 2019 finds 15 Rolling Hills properties for sale ranging in price from a low of $1,695,000 to $19,800,000. There are four RH properties in escrow with accepted offers, and nine Rolling Hills residences have sold thus far in 2019. The 2019 spring and summer real estate market in Rolling Hills is gaining strength. I've always felt Rolling Hills properties were undervalued based on the location and amenities. However, that may be changing with the recent sale of some the most expensive properties on the Palos Verdes Peninsula.
