Palos Verdes Bridle and Hiking Trails–Rules and Regs

By | November 8th, 2016|Charlemagne Int'l Properties, Palos Verdes Horse property|

This Rolling Hills Estates sign spells it out in no uncertain language--horses are important members of the Palos Verdes Peninsula.   Once in awhile a horse and vehicle will collide, but we do our best to share our space while keeping riders and horses safe.  Sometimes it is necessary for riders to cross busy intersections, and new residents are often surprised to see a riding entourage crossing streets on the Palos Verdes Peninsula. Consider yourself warned, you're in horse country and the rules of the road favor horses and their riders. Palos Verdes Horse Property–What You Need to Know

By | September 19th, 2016|Charlemagne Int'l Properties, Palos Verdes Horse property|

Rolling Hills horses with an ocean view! Based on MLS records, there are 29 Palos Verdes properties zoned for horses currently for sale. Sixteen of those horse-friendly properties are located in Rolling Hills. Seven horse properties are currently for sale in Rolling Hills Estates, and Rancho Palos Verdes has six equestrian properties list for sale. Although these properties are zoned for horses, they vary immensely in size, lot terrain, proximity to riding trails and horse facilities, such as barns, riding rings, etc. Some are zoned for horses but are unimproved meaning there are no current horse facilities on site. Perhaps the stable is now a guest house or the riding ring a swimming pool. The zoning indicated what is permitted not necessarily what exists on the land. With 225 Palos Verdes single-family residences for sale and a mere 29 zoned for equestrian use, it is easy to understand [...]

Palos Verdes Horse Property Market Report – July 2016

By | July 18th, 2016|Charlemagne Int'l Properties, Palos Verdes Horse property|

There may not be as many horses roaming the hills of the Palos Verdes Peninsula as there used to be, but equine sightings are still a common occurrence when one is out and about in Rolling Hills and Rolling Hills Estates.   Although Palos Verdes Estates does have a lovely stable in the Valmonte neighborhood, private residences are not zoned for horses, but it is not uncommon to see a group riding the trails along Palos Verdes Drive North.  Rancho Palos Verdes has some equine friendly neighborhoods especially in the Palos Verdes Drive East area, and I'm happy to say some of the trails are being improved.  However, the south side of Rancho Palos Verdes is noted for the gorgeous Portuguese Bend Riding Club, and it's a lucky horse who get to call the Old Spanish style stable with ample riding rings its home.   The price of Palos Verdes [...]

Palos Verdes Stable Converted to Chicken Coop–PV Real Estate Trends

By | June 15th, 2016|Palos Verdes Horse property, Palos Verdes top real estate agents, selling your palos verdes luxury home|

Organic cage-free eggs are delicious but pretty pricey, and horses eat tons of hay and grains, not to mention the mucking out the stalls and exercise required to keep a happy horse. It's no wonder some vacant horse stables in Palos Verdes are now housing a few chickens. It's a Palos Verdes real estate trend we see more frequently. A few months ago a prospective buyer said she wanted to purchase horse property in Rolling Hills Estates and asked if she could keep a few chickens instead of a horse.  We checked the zoning, and as long as you keep the number low and avoid those noisy roosters, a few clucking hens are welcome.  A word to the wise:  It's advisable to check with Rolling Hills Estates before you invest in chickens as rules and regulations are always subject to change. Yesterday, we toured a new listing in Rolling Hills Estates and after [...]

The Barns of Palos Verdes

By | May 26th, 2016|Palos Verdes Horse property|

When I see a red barn, I automatically think of the Midwest where the landscape is filled with barns in varying states of disrepair.  They are a vanishing breed.  You can imagine my surprise when I saw this red barn in Rolling Hills Estates. Rolling Hills Barn Most of the many barns and stables found on the Palos Verdes Peninsula are in shades of white, and they are still plentiful in Rolling Hills and Rolling Hills Estates.  Although the horse population on "The Hill" is dwindling (based solely on my observation from 27 years of living in the area), it is not uncommon to see riders out enjoying the lacework of riding trails that meander through the canyons and hills.  Palos Verdes remains one of the premier locations in Southern California for horse-friendly properties.  Rolling Hills, the gated community, is home to a wide range of exquisite equestrian [...]

Not everyone knows Palos Verdes Peninsula is famous not only for its breathtaking array of coastal and city views, but also is home to some of the finest equestrian estates in Southern California.   Two cities are renowned for horse properties--Rolling Hills and Rolling Hills Estates.  Rancho Palos Verdes is home to the Portuguese Bend Club with its boarding stables, riding rings and coastal trails.  Palos Verdes Estates also has a stable in the Valmonte neighborhood, and it's not uncommon to see a group of riders out for a ride beneath the eucalyptus trees that line Palos Verdes Drive North.  Each of the four cities on the Palos Verdes Peninsula partakes in the equestrian lifestyle. Josh and I previewed horse property in Rolling Hills Estates during this week's tour of new listings.  The remodeled home has a three-stall barn and is a stone's throw from one of the community's riding rings.
