There are currently 30 horse properties for sale on the Palos Verdes Peninsula. The vast majority are located in Rolling Hills. Rolling Hills Estates currently has six equestrian properties for sale, and Rancho Palos Verdes has four horse properties for sale per MLS information. Although a property may be designated a horse property by local zoning codes, all horse properties are not created equal. Some have direct access to miles and miles of trails, others may be located in areas without easy access to riding trails and riding rings. Palos Verdes is laced with canyons, steep hills, and a topography not always conducive for horses. However, there are many Palos Verdes horse properties with corrals that open to riding trails, flat pads suitable for riding rings, and other horse friendly amenities. One of my favorite horse properties on the Palos Verdes Peninsula is on the market. 10 Johns Canyon is located in Rolling Hills with an asking price of $6,500,000. The gracious home is updated, the grounds are manicured and quite lovely, the guest house is charming, but the barn is what horse lovers will appreciate. Although it has been modified to include a recreational room, there are still stalls for horses and a riding ring nearby. The 2.8 acre lot is flat and beautifully landscaped with ample outdoor living areas. If you're in the market to purchase a premium horse property in Palos Verdes, this could be where your search ends. Sixteen of those horse-friendly properties are located in Rolling Hills. Seven horse properties are currently for sale in Rolling Hills Estates, and Rancho Palos Verdes has six equestrian properties list for sale. Although these properties are zoned for horses, they vary immensely in size, lot terrain, proximity to riding trails and horse facilities, such as barns, riding rings, etc. Some are zoned for horses but are unimproved meaning there are no current horse facilities on site. Perhaps the stable is now a guest house or the riding ring a swimming pool. The zoning indicated what is permitted not necessarily what exists on the land. With 225 Palos Verdes single-family residences for sale and a mere 29 zoned for equestrian use, it is easy to understand [...]
There may not be as many horses roaming the hills of the Palos Verdes Peninsula as there used to be, but equine sightings are still a common occurrence when one is out and about in Rolling Hills and Rolling Hills Estates. Although Palos Verdes Estates does have a lovely stable in the Valmonte neighborhood, private residences are not zoned for horses, but it is not uncommon to see a group riding the trails along Palos Verdes Drive North. Rancho Palos Verdes has some equine friendly neighborhoods especially in the Palos Verdes Drive East area, and I'm happy to say some of the trails are being improved. However, the south side of Rancho Palos Verdes is noted for the gorgeous Portuguese Bend Riding Club, and it's a lucky horse who get to call the Old Spanish style stable with ample riding rings its home. The price of Palos Verdes [...]

Organic cage-free eggs are delicious but pretty pricey, and horses eat tons of hay and grains, not to mention the mucking out the stalls and exercise required to keep a happy horse. It's no wonder some vacant horse stables in Palos Verdes are now housing a few chickens. It's a Palos Verdes real estate trend we see more frequently. A few months ago a prospective buyer said she wanted to purchase horse property in Rolling Hills Estates and asked if she could keep a few chickens instead of a horse. We checked the zoning, and as long as you keep the number low and avoid those noisy roosters, a few clucking hens are welcome. A word to the wise: It's advisable to check with Rolling Hills Estates before you invest in chickens as rules and regulations are always subject to change. Yesterday, we toured a new listing in Rolling Hills Estates and after [...]
