Rolling Hills enjoyed an uptick in real estate activity during the past 30 days or so. Last month, 34 RH properties were for sale; The arrival of September found 25 Rolling Hills residences listed for sale on the Multiple Listing Service. The number of homes in escrow with accepted offers jumped from four to eight as well. That's significant movement, and enough to move market indicators from a neutral market to teetering on the edge of a seller's market. There are over 200 homes for sale on the Palos Verdes Peninsula, but only 22 single-family homes are listed for sale in Rolling Hills Estates and the unincorporated neighborhoods on the Palos Verdes Peninsula (Westfield, Academy Hills, etc.) along Palos Verdes Drive North. Nine RHE and PVP residences are in escrow with accepted offers, and 42 single family houses have sold in Rolling Hills Estates and PVP unincorporated areas year-to-date. Due to a small increase in available homes for sale the market has cooled slightly. However, the areas remain in a strong seller's market. Last week I had a listing appointment with a prospective seller of horse property in Rancho Palos Verdes. We discussed the improvement of some long-neglected trails in RPV and the impact the improvements will have on horse property in the area. Although Rolling Hills Estates and Rolling Hills are noted for their abundance of properties zoned for horses, many residences in the Palos Verdes Drive East area are zoned for horses as well.
