The highest priced sale was $2,990,000 for a property in the Palos Verdes Drive North neighborhood. The least expensive purchase recorded in 2017 for a single-family home in RHE was $990,000 for a house in the Silver Spur neighborhood. There are currently ten, yes only ten single-family homes for sale in Rolling Hills Estates. 19 Rolling Hills properties sold during 2017. The most expensive sale was $6.2 mm. The 6000 sq. ft. home sold for $1,033 per sq. ft. The lowest price sale was $1,319,000 for a 5100 sq. ft. residence located in the Flying Triangle landslide area of Rolling Hills. As we welcome 2018, there are 20 Rolling Hills single family homes for sale, and four Rolling Hills residences are in escrow with accepted offers. There are currently only 113 Palos Verdes single family homes for sale on the entire Palos Verdes Peninsula as we begin 2018. 56 Palos Verdes residences are in escrow with accepted offers. 692 Palos Verdes homes sold during 2017. These statistics indicate we are in for another year of low inventory and high demand for single-family homes in Palos Verdes. This post has an alternate title of "What To Do When You Want It All When Buying a Home on the Palos Verdes Peninsula." Obviously, that title is a bit too long.  :) I am working with clients who must have a view, 3000+ sq. ft. of living space, horse property, and room for a pool and guest house. The redeeming factor is they are willing to remodel and add the pool and guest house in the future. We are in escrow on a property that meets those requirements, but it also has several issues we are working to resolve. My take on buying real estate is you can have it all, but expect to compromise on price or condition--maybe both. Last week I received an email from a person interested in purchasing horse property in Palos Verdes.  His first question was, "Where are the best Palos Verdes horse properties located?" Best is such a subjective word. Before I could answer the question, I needed to delve deeper into his equestrian wants and requirements. Did he want the best price, the best location, the best horse facilities, or the best house in an area zoned for horses? Unquestionably, the best and top horse properties are located in Rolling Hills with its large lots and miles and miles of riding trails. There are currently 32 Palos Verdes single family homes listed as horse properties for sale. There are only two horse properties under contract and in escrow with accepted offers per the local Multiple Listing Service. Year-to-date in 2017,  23 Palos Verdes Properties zoned for horses sold, with the majority being in Rolling Hills and Rolling Hills Estates. There are few places in Los Angeles County equestrians can live and keep their horse(s) in their backyard. Palos Verdes has numerous properties with private stables or barns, and it's not unusual to see private riding rings as well as community riding arenas. There are miles and miles and riding trails through the canyons and hills. There are currently 30 horse properties for sale on the Palos Verdes Peninsula. The vast majority are located in Rolling Hills. Rolling Hills Estates currently has six equestrian properties for sale, and Rancho Palos Verdes has four horse properties for sale per MLS information. Although a property may be designated a horse property by local zoning codes, all horse properties are not created equal. Some have direct access to miles and miles of trails, others may be located in areas without easy access to riding trails and riding rings. One of my favorite horse properties on the Palos Verdes Peninsula is on the market. 10 Johns Canyon is located in Rolling Hills with an asking price of $6,500,000.
