  The local Palos Verdes real estate market appears to be oblivious to world events (catastrophes, perhaps) as it continues to grow stronger as the summer progresses. Inventory is still shrinking, and demand remains steady. A glance at my Little Yellow Slider shows it edging toward a more robust seller's market as we enter August 2020. There are 133 Palos Verdes single-family homes for sale. 105 PV single-family residences are in escrow with accepted offers, and 297 single-family properties closed escrow thus far in 2020. Last year at this time, there were 271 homes for sale, 91 houses in escrow, and 370 single-family properties sold as of August 2019. The Little Yellow Dot hovered around "3," indicating a weaker seller's market than we are experiencing in the middle of a pandemic. Summer is winding down, but the Palos Verdes real estate market is still hot.   Inventory remains low in Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. The beginning of the month found only 24 single-family homes for sale in RHE and PVP neighborhoods. 15 Rolling Hills Estates and PVP residences are in escrow with accepted offers, and 39 single-family homes sold year to date. Markets are always moving, and the Palos Verdes housing market is not in "wait and see" mode during these unsettling times. Perhaps, homes are our refuge from the uncertainty that awaits outside the door, in our economy, and future. No wonder home sales are continuing at a healthy clip as we learn to live with new challenges daily. Rolling Hills is a small sub-market within the greater Palos Verdes Peninsula real estate market. The gated community of Rolling Hills is currently showing 15 properties for sale. The RH residences are in escrow with accepted offers, and 14 Rolling Hills homes have sold year-to-date. If you're looking for horse property on the Palos Verdes Peninsula, Rolling Hills Estates and the unincorporated areas of the hill (PVP) are two areas with a wide variety of properties zoned for equestrian use. The neighborhoods offer a plethora of housing choices ranging from equestrian ranchettes to luxury new construction.   The Rolling Hills Estates and Palos Verdes Peninsula markets moved toward a neutral market zone during June. Inventory increased slightly, and sales decreased, accounting for the slight move toward a balanced market favoring neither the seller nor the buyer. Inviting Entry to a Rolling Hills Home Housing inventory remains low in Rolling Hills as we reach the midpoint of 2020. While the world we live in seems topsy-turvey in many ways, the real estate market on the Palos Verdes Peninsula remains surprisingly strong and steady with the PV single-family market at 1.8 on a scale of 1-10. After a strong showing last month, Rolling Hills' pending sales stood at one when I analyzed the monthly statistics on June 1. The good news is three Rolling Hills properties have entered escrow during June 2020. The Palos Verdes Peninsula is blessed with miles of coastline supplying a plethora of spectacular views.   My Little Yellow Dot Real Estate Sliders indicate the Palos Verdes single-family residential market still favors sellers. The pandemic, protests, and unemployment are a triple threat to most markets, but the June statistics for Palos Verdes show some markets are surging while others have cooled.
