Rolling Hills is home to some of the finest equestrian estates in Southern California If you don't believe the real estate market is at the height of hotness, here's a true story that will remove any doubt. On a chilly morning last week, I checked the Multiple Listing Service's daily updates before getting out of bed. (He who snoozes loses). I bolted upright when I saw a new listing that was a perfect fit for my client's search criteria. After a quick outing with my dog, I sent an email to my clients. Rolling Hills Estates Is Horse Country Yikes, the single-family homes inventory depletion is getting serious. There are far more homes in escrow than there are houses for sale in Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. At the beginning of March, there were four single-family homes for sale, and 11 residences were in escrow with accepted offers. Nearly every purchase offer I've written since last summer competed with multiple offers and overbids. The seller's market gained momentum during the pandemic as buyers scrambled to find room for a home office or two, a home gym, and a home that could provide adequate shelter and safety as they weathered a year quite unlike any other. Rolling Hills Estates has many properties zoned for horses. At the beginning of February there were only five RHE and PVP single-family homes listed for sale. Six Rolling Hills Estates and Palos Verdes Peninsula properties were in escrow with accepted offers. Wow! The Seller's Market Is Hot! The number of houses in escrow outnumbers the supply of properties for sale. This market condition signals a very strong seller's market for both Rolling Hills Estates and the unincorporated areas of the Palos Verdes Peninsula. I'm not sure the market can handle higher demand, but two events may test the market in the near future--the uptick in demand as we approach the spring season, and the increasing supply of Covid vaccines contributing to buyers feeling it is becoming safer to tour homes. A Rolling Hills Residence The supply of homes for sale in Rolling Hills, CA, is as low as I have ever seen in nearly 30 years of selling houses on the Palos Verdes Peninsula. Not surprisingly, the number of RH properties sold in 2020 topped 30 sales. That is likely a record-setting number as well. Bluff Front Homes in Rancho Palos Verdes, CA The top real estate story for the Palos Verdes area continues to be one of low inventory.
