Happy New Year! The Palos Verdes single family home real estate market finished the year (2017) with low inventory and continued high demand. There are currently only 113 Palos Verdes single family homes for sale on the entire Palos Verdes Peninsula as we begin 2018. 56 Palos Verdes residences are in escrow with accepted offers. 692 Palos Verdes homes sold during 2017. These statistics indicate we are in for another year of low inventory and high demand for single-family homes in Palos Verdes. Given the low inventory, the time is right to list your Palos Verdes home. There is no need to wait for the spring market, buyers are waiting for the right house to come on the market, and your home may be the one they are waiting to purchase.     Palos Verdes Real Estate One Minute Update January 2018 #palosverdeshomes #realestate #normatoering #brokerlife #charlemagneinternationalproperties A post shared by [...]

City View From Rolling Hills Home

This post has an alternate title of "What To Do When You Want It All When Buying a Home on the Palos Verdes Peninsula." Obviously, that title is a bit too long.  :) I am working with clients who must have a view, 3000+ sq. ft. of living space, horse property, and room for a pool and guest house. The redeeming factor is they are willing to remodel and add the pool and guest house in the future. We are in escrow on a property that meets those requirements, but it also has several issues we are working to resolve. My take on buying real estate is you can have it all, but expect to compromise on price or condition--maybe both. "You have how many horses?" I asked the prospective buyer to repeat her reply as I wanted to make sure our less than clear cell phone connection wasn't playing tricks with my hearing. "Six," she replied. "That's what I thought you said. That's a lot of horses, but yes, I can show you properties in Palos Verdes, notably Rolling Hills, that will comfortably meet your equine needs." And so we were off to look at horse properties in Palos Verdes after tightening up her requirements and price point. At our first meeting, I presented the prospective buyer with a copy of the Palos Verdes Trail Guide that shows the plethora of riding trails lacing the hills and canyons of the Palos Verdes Peninsula. I prefer to show rather than tell when it comes to providing information about the available equestrian trail options in Rolling Hills and other Palos Verdes cities. [...]

"The Hill" Who needs fireworks when there are views like this one? I hope everyone enjoyed the 4th of July holiday. We have reached the midway point of 2017, and although the single family home real estate market in Palos Verdes remains a strong sellers' market, the luxury home market experienced a cooling trend during the second quarter of 2017. The luxury market of homes priced at $3,000,000 and up slide into a strong buyers' market. There are 227 single family homes for sale in Palos Verdes.  109 Palos Verdes homes are in escrow with accepted offers.  343 Palos Verdes single family homes have sold Y-T-D.  Inventory is showing a slight increase and demand remains high keeping the overall single-family home market in a sellers' market. Buyers have many choices so make sure your property stands head and shoulders above the competition. Your property is ready for the FOR SALE sign and the parade of real estate agents with prospective buyers in tow.  You're confident in the selected price after analyzing reams of comparable sales and touring the current neighborhood competition.  No question the price is spot on.   The house never looked better.  The painters, window washers and stagers have worked their magic and you walk through your home with utter amazement wondering if you really want to move, and if you can tolerate strangers roaming through your private abode at all hours of the day. Location and condition always impact value. If you haven't already done so, it is time to move from an owner's frame of mind to a seller's perspective.  It is time to form a marketing partnership with your real estate agent [...]

The decision to sell your primary residence is a life-changing event, especially if it was your home for several decades.  Not only are there preparations required for the sale, there are also a plethora of self-preparation stages an owner must go through in order to become the seller of a house rather than the owner of a home. Moving through the stages of selling a property can be emotionally and physically taxing.  It is a daunting task to wade through years of accumulated stuff, not to mention the storehouse of memories and decision each item requires.  Do you keep it, donate it, or toss it?  When one evaluates the possessions accumulated over the years we can't help but realign the associated memories in our mind.  This is especially true if the house was your home for many years. There's no overnight solution, but by breaking your move into stages you [...]
