The City of Palos Verdes Estates has 60 single-family homes for sale, 16 residences are in escrow with accepted offers, and 14 Palos Verdes Estates single-family homes have sold thus far in 2019. My Little Yellow Dot shows the Palos Verdes Estates real estate market for single family homes is edging toward a neutral market favoring neither the seller nor the buyer. The Palos Verdes Estates single-family real estate market returned to a seller's market this month. There are 39 single-family homes for sale in PVE, 16 are in escrow, and three Palos Verdes Estates homes sold thus far in 2019. Palos Verdes single family homes inventory is hovering around 150 homes for sale. Last year the number was closer to 200 single family homes for sale at any given time. The lower supply of homes and the continued demand by buyers creates a market tipped toward sellers. Perhaps there will be an uptick in listings as the spring market nears, but for now, the PVE real estate market shows no signs of flipping into a market favoring buyers. Palos Verdes Estates is lingering on the edge of a seller's market with slight movement toward a neutral market favoring neither the seller nor the buyer. PVE and Rancho Palos Verdes are the two strongest seller's markets on the Peninsula. There are 54 Palos Verdes Estates single-family homes listed for sale per the local Multiple Listing Service. This number has remained in the 50 to 60 range for the past several months. These consistent statistics indicate Palos Verdes Estates homes are being listed and sold at a rate that keeps supply and demand balanced. The market for single-family homes in Palos Verdes Estates remains in a robust seller's market. There are 62 Palos Verdes Estates single family homes for sale. 29 PVE residences are in escrow with accepted offers, and 93 Palos Verdes Estates houses have sold year-to-date. The overall single-family home market on the Palos Verdes Peninsula has slowed slightly due to increased inventory and slowed absorption. In April 2018 MLS records show there were 147 single family homes listed for sale. My July stats reveal we now have 219 active listings for single-family houses on the entire Palos Verdes Peninsula. The market still favors sellers, but due to the increased inventory, buyers have more choices. Likewise, due to the slower absorption rate, buyers have more negotiating power as the market edges toward a neutral and balanced market favoring neither the seller nor the buyer. There are 60 Palos Verdes Estates single-family homes for sale. 30 Palos Verdes Estates single-family residences are in escrow with accepted offers, and 71 PVE single-family houses have sold year-to-date. Those numbers tell us Palos Verdes Estates remains in a strong seller's market. Other Palos Verdes Market Snapshots for June 2018: Palos Verdes Estates was the only sub-market on the Palos Verdes Peninsula that experienced an uptick in "market heat" since the May statistics were tallied.  All the other markets cooled to some degree. That speaks to the desirability of the coastal homes in Palos Verdes Estates, and perhaps foretells a cooling of the local real estate market. It's too soon to assume the seller's market is in the waning phase, but if the trend continues through the summer months, rest assured the numbers have a story to tell.
