Not only does Rolling Hills have very few cases of COVID-19, but the Coronavirus's impact on the local real estate market has also been almost imperceptible. When I compiled Rolling Hills stats earlier this month, there were eight properties listed for sale, two residences were in escrow with accepted offers, and per the MLS, 11 RH homes sold thus far in 2020. The low inventory coupled with continued sales results in a neutral market with a slight edge tipped toward sellers. One year ago, My Little Yellow Dot for Rolling Hills was at 5; this year, it stands at 4. May 2019 stats reveal seven sales YTD; May 2020 has eleven thus far. Low inventory and continued demand are at play in the Rolling Hills real estate market.   More Palos Verdes Real Estate Snapshots for May 2020:   Contact Norma Toering at 310.493.8333 or email Norma@CharlemagneProperties.com if you [...]

Isn't it wonderful to be able to enjoy the trails and beaches of Palos Verdes again? Yes, a mask is still needed, but that's a small price to pay for a big dose of fresh air, natural beauty, and time spent along the coast.   It is not the Spring we expected, it is not the Spring we wanted, but it is the Spring we have, and all things considered, the local real estate market is moving forward. I pulled these Palos Verdes Estates real estate statistics on May 1, 2020: There are 50 PVE single-family homes for sale. Six Palos Verdes Estates residences are in escrow with accepted offers, and 30 PVE single-family properties have sold thus far in 2020. Let's take a quick look back to one year ago. May 2019 numbers for the same stats were as follows:  78 single-family homes were for sale. 26 [...]

You're not alone if you are curious about the effect the Coronavirus Pandemic is having on the local real estate market. While history will record the complete story, early opinions project the impact on housing will be less severe than the effect on the stock market. Our homes have become our shelters from the storm raging throughout the world. It's where we feel safe, and that emotional value is impossible to quantify with a dollar amount.  Home is where many of us now work, school our children, and care for those we love. The value of "home" encompasses much more than a structure, and the land beneath it. This intangible value of your real estate is impossible to measure, but it plays a vital role when assessing value.   The Palos Verdes luxury home market moved from a neutral market to a market favoring buyers. As of May 1, [...]

Open gates and doors are the new way of welcoming buyers and an effective way to conduct "no-touch" showings.   "Is it advisable to move forward with listing my house this spring, given the pandemic?"  This is a question that can be answered only after weighing the pros and cons with a professional real estate agent/broker and with full knowledge of the required showing procedures. Yes, with the help of virtual tours, professional photographs, and virtual open houses, the marketing of your property is entirely possible. Submitting an offer has been an online process for several years. Home inspections can be viewed and discussed virtually as well. Closing the transactions does not require in-person appearances either. These methods of marketing and selling real estate are not new. I moved the majority of my real estate marketing online over a decade ago. I became a raving fan of DocuSign [...]

Time to sit this one out, or move forward with selling or buying?     Before the Age of the Coronavirus, the Palos Verdes luxury home market was in the midst of an increased demand that nearly doubled the number of high-end residences in escrow. This reduction in inventory tipped the Little Yellow Dot reflecting the luxury segment of the local real estate market toward a seller's market. There are 52 Palos Verdes luxury homes for sale. Thirteen PV luxury residences are in escrow with accepted offers, and 14 Palos Verdes luxury properties have sold year-to-date. Is it still possible to sell a luxury home given the state of the world? Yes, thanks to the evolution of moving real estate marketing and transactions online, there is very little face-to-face interaction between agents and clients. Open houses and face-to-face showings may be a thing of the past. However, online [...]

Snapshot from a walk through the South Coast Botanic Garden. "Hope Springs Eternal"  Alexander Pope   April will be a crucial month for the local Palos Verdes real estate market. Although real estate agents are deemed essential workers, there are still many sellers and buyers who elect to employ a wait and see attitude when it comes to selling or buying a property. Rest assured, if you decided to move forward with a purchase or a sale, we have stringent guidelines to follow when showing a home. I recently conducted a showing via FaceTime. The prospective buyer was able to ask questions during the home tour and request to revisit rooms and areas of top interest. It was the next best thing to being there in person. As many of you know, I've used narrated walk-through videos for my listings for nearly a decade, so the transition to [...]

Dear Readers, Let me acknowledge the world is experiencing events I never expected to see in my lifetime. The stock market is reeling and reacting to the latest news daily. I'm focused on remaining calm and relying on my common sense as I consider the ramifications the coronavirus will have on the real estate market as well as on my clients. Whatever the effect may be, we can take precautions to lessen the likelihood of spreading the virus. It's not a time for business as usual, but a time to make sure we observe the recommended preventive measures. As always, the financial health of my clients is my top concern, and now I can add your physical safety is of equal importance. On the day I pulled statistics for this month's real estate snapshot, there were 142 single-family homes for sale on the Palos Verdes Peninsula. Eighty-two single-family residences are [...]

I'm not one to panic; I am one to plan. I have given some thought to how homeowners and prospective buyers can reduce the likelihood they will encounter or spread the Coronavirus within the real estate business.  Agents must step up and play the role of a catalyst for change in how we approach our day to day work. First, let me assure you I carry individual hand sanitizers in my car and handbag, and I use them. If I am showing your house, I will insist all prospective buyers entering a property wipe their hands at the front door (while I clean the doorknob), or they do not enter. I will ask potential buyers to refrain from opening drawers, closet doors, touching counters, and faucets. This is for your protection and peace of mind as well as theirs. Below are several things we can do to ensure your safety [...]
