The ups and downs of the past year presented challenges beyond our wildest expectations. Month in and month out, the real estate market continued a steady climb upward without faltering throughout the pandemic and economic uncertainty. Lagging inventory could not meet the increased demand. Many properties received overbids and multiple offers. It was not uncommon to receive three to four offers per property. It continues to be a challenging housing market for all parties. Prices are up and inventory is low as we enter the 2021 spring and summer selling season. Until supply catches up with demand expect multiple offers and overbids to continue in the Palos Verdes real estate market. I submitted an offer this month and it was one of ten offers. Bluff Front Homes in Rancho Palos Verdes, CA The top real estate story for the Palos Verdes area continues to be one of low inventory. At the beginning of this month there were 77 Palos Verdes single-family homes list for sale, and 73 PV single-family homes were in escrow with accepted offers. New inventory is absorbed as soon as it hits the market. The limited supply continues to drive prices higher. A quick glance at my Little Yellow Dot shows the market is a strong one for sellers. Rancho Palos Verdes luxury home with a view The definition of luxury is wide and varied. Certainly, the word takes on new meaning during a pandemic and times of economic uncertainties. Although a price tag is often used to define luxury, some of the best luxuries in life are priceless. What an incredible year this has been so far--just six more weeks until we greet 2021! With a vaccine on the horizon, we may finally turn the long-anticipated corner on the pandemic that played havoc with the economy, and our daily lives. The housing market in Palos Verdes never quivered. Instead, it continued its steady climb to new heights while the supply of homes struggled to keep pace with the demand. My takeaway is home has never been more important or fulfilled so many roles for homeowners. Not too shabby for a year filled with economic uncertainty due to an ongoing pandemic, a contentious presidential election, and a housing market that appears undaunted by it all. Per Zillow, "The typical home value of homes in 90274 is $1,899,089. This value is seasonally adjusted and only includes the middle price tier of homes. 90274 home values have gone up 5.3% over the past year and Zillow predicts they will rise 6.9% in the next year."   The local Palos Verdes real estate market appears to be oblivious to world events (catastrophes, perhaps) as it continues to grow stronger as the summer progresses. Inventory is still shrinking, and demand remains steady. A glance at my Little Yellow Slider shows it edging toward a more robust seller's market as we enter August 2020. There are 133 Palos Verdes single-family homes for sale. 105 PV single-family residences are in escrow with accepted offers, and 297 single-family properties closed escrow thus far in 2020. Last year at this time, there were 271 homes for sale, 91 houses in escrow, and 370 single-family properties sold as of August 2019.
