"Are there any good deals on fixer properties in Palos Verdes?" A prospective buyer recently called me with this question. My answer was a cautious yes. After years of a raging seller's market with annual price increases, an underpriced property is a rarity. Thus, future potential becomes the front and center consideration for my fix and flip clientele. Any Palos Verdes fixer property under consideration as a potential fix and flip candidate already has two crucial factors in place:  Location and excellent schools. If a Palos Verdes property hits the market with a stunning view, ample square footage, and an interior begging to be updated, expect plenty of competition because such houses are a rare discovery in this market. If you're waiting for such a find, be patient, your expectations may be ahead of the current market. If you're willing to delve a bit deeper with your vision (and [...]

Palos Verdes Real Estate Snapshot for August 2018. A post shared by Norma Toering l Real Estate (@normatoering) on Aug 7, 2018 at 10:33am PDT Since I make it a habit of following real estate trends, I've been wondering who will buy the baby boomers' big houses when it's time for them to downsize.  I'm sure you've seen trending articles stating Millennials do not want the family china, antiques, and other stuff filling their parents' home. The big question is, will they want to move into the family home, or purchase one of their choosing? Perhaps smaller and closer to the urban center--time will tell. The giant boomer generation owns two out of every five homes in the United States. Let that statistic sink in for a few moments. That's 32 million homes. Here's the article I'm quoting if you would like to delve deeper. Urban living is popular with [...]

Seller Tip: Put your Palos Verdes luxury home on a diet when it's time to sell! Remove the excess furniture and personal belongings. Thin out the overstuffed closets, reduce countertop clutter, and make sure the traffic flow is not obstructed with furniture. Less is more when it comes to selling an occupied Palos Verdes residence. Check the lighting and make sure all lights are functioning. You should consider adding soft white or even pink bulbs to bathrooms and bedroom lights. The right lighting sets the mood for great professional photos and enhances the appeal during property tours. The Tale of a Sale

It may not take a village to orchestrate a successful real estate sale, but it certainly requires a team. I recently sold a home in the Lunada Bay area of Palos Verdes Estates, California. It was my sign in the front yard, but the backstory reflects a much different view. The Seller plays a lead role in every sale. First, they must decide the time is right for them to sell a property. Next, they engage a real estate professional to guide them through the steps of selling, including pre-listing preparation, deciding whether to stage or not to stage the property, and establishing a marketing plan that begins with professional photos. After generating and negotiating offers, an escrow and title company are engaged to help close the sale. Termite Reports, City Reports, Home Inspection Reports and at least 60, yes, up to 60 other items must be checked off the list [...]

The Luxury of Living in Palos Verdes, CA

I've touted the benefits of living on the Palos Verdes Peninsula for decades, and I'll still step up on my soapbox when given the opportunity to extol the many joys of living and working in Palos Verdes. Many of my reasons are obvious to the naked eye--the coastal location, the stunning views, and the open spaces with hiking trails and beach access. Other reasons are more subtle and become apparent when you become a resident--the local school system, a variety of privates schools, plus the security and safety provided by the four cities located on the Palos Verdes Peninsula. Although some people believe Palos Verdes is too remote and removed from the urban pulse of Los Angeles, I find the location is, in Goldilocks' words, "Just right!"  The airport can be reached in less than hour and Long Beach Airport offers another choice to Palos Verdes residents. Sports and [...]

Over the years it has become apparent, there are a plethora of ways an agent can enhance their clients' well-being in financial matters as well as from an emotional point of view. Let's face it, selling a house is stressful even under the best of circumstances. Preparing a property to go on the market can take weeks of planning and work if not months. There are so many decisions to make--should you paint, replace the carpet, refinished the wood floors or even delve into remodeling the kitchen and a bath or two. The exterior landscaping must be assessed. The local real estate [...]

Beauty is in the eye of the beholder, as is the value of a view. Placing a value on views is one of the great puzzles of selling view homes on the Palos Verdes Peninsula. We have a plethora of picture perfect views. There are varying degrees of views, there are up close and personal views, and there are some homes with pastoral views (some buyers consider this a non-view when compared with a panoramic view). What's an agent to do when asked to place a value on a view? The Views of Palos Verdes: The Queen's Necklace view is one of the most sought after on the entire Palos Verdes Peninsula. Many residents of Palos Verdes Estates are fortunate to enjoy this amazing sight from the comfort and convenience of their home. It is a combination of Pacific Ocean meeting the encircling lights of the Beach Cities and beyond all [...]

2017 Trends and Changes in CA Real Estate

I attended the Palos Verdes Board of Realtors March Breakfast meeting yesterday. Although breakfast was delicious, my primary reasoning for being there was to hear Gov Hutchison, California Association of Realtors' attorney, speak regarding trends and changes reflected in California laws and real estate forms. Here are the latest updates:  There's a new bedbug form. Yes, those little critters have arrived in our Golden State.  The new disclosure form states landlords must disclose if the property was inspected for bedbugs, and if so, the results of said inspection.  Tenants must tell landlord if the rental property becomes infested; landlord must address issue and eviction of the tenant is not allowed.  Carbon Monoxide/Plumbing form is now mandatory. Low-flow plumbing fixtures are required; it is seller's responsibility to disclose whether such upgrades are in place. If the plumbing upgrades are not in place, expect it to become a point of negotiations during the sale. [...]
