Chasing Your White Picket Fence Dream in 2020 Keeping up with the local real estate market in Palos Verdes during this pandemic is a stream of never-ending surprises. First, demand increased, then prices went up, not down as expected. New inventory is gobbled up by ever-increasing buyer demand as soon as new listings hit the market. Lastly, multiple offers have returned with a vengeance. What will happen next? Based on recent statistics, we're in for an active autumn as sellers take advantage of the hot market, and buyers seek to purchase a house that meets the ever-changing demands of work and family life during the age of Covid-19. There are currently 126 single-family homes for sale on the Palos Verdes Peninsula. 105 houses are in escrow with accepted offers, and 404 single-family residences have sold thus far in 2020.   The local Palos Verdes real estate market appears to be oblivious to world events (catastrophes, perhaps) as it continues to grow stronger as the summer progresses. Inventory is still shrinking, and demand remains steady. A glance at my Little Yellow Slider shows it edging toward a more robust seller's market as we enter August 2020. There are 133 Palos Verdes single-family homes for sale. 105 PV single-family residences are in escrow with accepted offers, and 297 single-family properties closed escrow thus far in 2020. Last year at this time, there were 271 homes for sale, 91 houses in escrow, and 370 single-family properties sold as of August 2019. The Little Yellow Dot hovered around "3," indicating a weaker seller's market than we are experiencing in the middle of a pandemic. No doubt, the reduced inventory is playing a vital role in the strength of today's local real estate market. [...]

The Palos Verdes Peninsula is blessed with miles of coastline supplying a plethora of spectacular views.   My Little Yellow Dot Real Estate Sliders indicate the Palos Verdes single-family residential market still favors sellers. The pandemic, protests, and unemployment are a triple threat to most markets, but the June statistics for Palos Verdes show some markets are surging while others have cooled. Still, overall the single-family housing market comes in at 1.8 on a scale of 1-10.   There are 138 Palos Verdes single-family homes listed for sale on the entire PV Peninsula. 77 Palos Verdes single-family homes are in escrow with accepted offers, and 205 SFRs have sold thus far in 2020.   More Palos Verdes Real Estate Snapshots for June 2020:   Inventory remains low, prices appear stable, and buyers are still buying. It’s not business as usual. #palosverdes #pandemiclife #realestate #showingyourhome #normatoeringbrokerowner A post shared by Norma Toering l Real Estate (@normatoering) on Apr 28, 2020 at 10:17am PDT You're not alone if you are curious about the effect the Coronavirus Pandemic is having on the local real estate market. While history will record the complete story, early opinions project the impact on housing will be less severe than the effect on the stock market. Our homes have become our shelters from the storm raging throughout the world. It's where we feel safe, and that emotional value is impossible to quantify with a dollar amount.  Home is where many of us now work, school our children, and care for those we love. The value of "home" encompasses much more than a structure and the land beneath it. [...]

To Show Or Not To Show

Open gates and doors are the new way of welcoming buyers and an effective way to conduct "no-touch" showings.   "Is it advisable to move forward with listing my house this spring, given the pandemic?"  This is a question that can be answered only after weighing the pros and cons with a professional real estate agent/broker and with full knowledge of the required showing procedures. Yes, with the help of virtual tours, professional photographs, and virtual open houses, the marketing of your property is entirely possible. Submitting an offer has been an online process for several years. Home inspections can be viewed and discussed virtually as well. Closing the transactions does not require in-person appearances either. These methods of marketing and selling real estate are not new. I moved the majority of my real estate marketing online over a decade ago. I became a raving fan of DocuSign [...]

Snapshot from a walk through the South Coast Botanic Garden. "Hope Springs Eternal"  Alexander Pope   April will be a crucial month for the local Palos Verdes real estate market. Although real estate agents are deemed essential workers, there are still many sellers and buyers who elect to employ a wait and see attitude when it comes to selling or buying a property. Rest assured, if you decided to move forward with a purchase or a sale, we have stringent guidelines to follow when showing a home. I recently conducted a showing via FaceTime. The prospective buyer was able to ask questions during the home tour and request to revisit rooms and areas of top interest. It was the next best thing to being there in person. As many of you know, I've used narrated walk-through videos for my listings for nearly a decade, so the transition to [...]

Dear Readers, Let me acknowledge the world is experiencing events I never expected to see in my lifetime. The stock market is reeling and reacting to the latest news daily. I'm focused on remaining calm and relying on my common sense as I consider the ramifications the coronavirus will have on the real estate market as well as on my clients. Whatever the effect may be, we can take precautions to lessen the likelihood of spreading the virus. It's not a time for business as usual, but a time to make sure we observe the recommended preventive measures. As always, the financial health of my clients is my top concern, and now I can add your physical safety is of equal importance. On the day I pulled statistics for this month's real estate snapshot, there were 142 single-family homes for sale on the Palos Verdes Peninsula. Eighty-two single-family residences are [...]

Coronavirus Guidelines for Listings and Showings

I'm not one to panic; I am one to plan. I have given some thought to how homeowners and prospective buyers can reduce the likelihood they will encounter or spread the Coronavirus within the real estate business.  Agents must step up and play the role of a catalyst for change in how we approach our day to day work. First, let me assure you I carry individual hand sanitizers in my car and handbag, and I use them. If I am showing your house, I will insist all prospective buyers entering a property wipe their hands at the front door (while I clean the doorknob), or they do not enter. I will ask potential buyers to refrain from opening drawers, closet doors, touching counters, and faucets. This is for your protection and peace of mind as well as theirs. Below are several things we can do to ensure your safety [...]

What Should I Expect From My Real Estate Agent?

A complete marketing plan involves much more than a sign in the front yard.   Those last century real estate marketing expectations of sticking a sign in the ground, posting a few photos on the Multiple Listing Service, and holding an open house or two, do not suffice in the digital marketing age.  A savvy agent will still make those old school marketing moves for her clients. Also, her marketing repertoire must include a social media blitz, and videos featuring the best assets of a seller's property. The agent should have a website page dedicated to the property, and last but not least, a visible presence on the multitude of real estate sites such as Zillow, Redfin, Realtor.com, and other sites buyers visit when they start their home hunting quest. Likewise, today's smart sellers are inclined to consult real estate sites when they are ready to sell and [...]
