March statistics show the single-family housing market in Rancho PV still favors sellers. At the time I analyzed the stats this month there were 69 single-family homes for sale in RPV with 40, yes 40 homes in escrow with accepted offers. 26 Rancho Palos Verdes residences have sold thus far in 2019. More good news for Rancho Palos Verdes--it was recently named one of the top ten safest cities in California. My Little Yellow Dot shows the Palos Verdes Estates real estate market for single family homes is edging toward a neutral market favoring neither the seller nor the buyer. The winter has been wet and cold, but the Rolling Hills Estates and Palos Verdes Peninsula neighborhoods are enjoying a hot real estate market. With only 21 single-family homes for sale, and 14 residences in escrow with accepted offers new inventory is needed to feed the demand of prospective buyers. Rancho Palos Verdes City and Harbor View with Snow-Capped Mountains The weather has not been especially conducive to showing houses or holding an open house, but Mother Nature's rain and cold weather have not cooled the real estate market for single-family homes in Rancho Palos Verdes. The Palos Verdes Estates single-family real estate market returned to a seller's market this month. There are 39 single-family homes for sale in PVE, 16 are in escrow, and three Palos Verdes Estates homes sold thus far in 2019. Palos Verdes single family homes inventory is hovering around 150 homes for sale. Last year the number was closer to 200 single family homes for sale at any given time. The lower supply of homes and the continued demand by buyers creates a market tipped toward sellers. Perhaps there will be an uptick in listings as the spring market nears, but for now, the PVE real estate market shows no signs of flipping into a market favoring buyers.
