100 Reasons to Call Palos Verdes Home

This is going to be a long list, and I'm only going to scratch the surface, so let's get started. The list is in no particular order--just the way it popped into my head after living in the area since 1989. The Palos Verdes Peninsula is a 26.3 square mile area located in the southwest corner of Los Angeles County. The Peninsula is 23 miles south of downtown Los Angeles. 1) The Climate: Average temperature in January--66 degrees. Average temperature in July--77 degrees. 2) The Coastal Location: It's the Palos Verdes Peninsula and the Pacific Ocean kisses three sides 24/7. 3) The Views: Ocean to the south and west. LA city lights to the north and LA Harbor to the east. 4) The Schools: PV is home to a top ranking public system and a plethora of top-notch private schools. 5) The Open Space: A drive around Palos Verdes reveals [...]

The Beaches of Palos Verdes and the Beach Cities

By | June 20th, 2016|Uncategorized|

It's hot here in the Greater Los Angeles area, and per a bevy of weather forecasters, the thermometer is going to reach new heights today. With that in mind, I thought you might like to see a few photos of the beaches (and a few rocky coastlines) of the South Bay of Los Angeles. Private Beach in Rancho Palos Verdes--residency or membership required. Not much sand here, but look at that whitewater along the Palos Verdes coastline. What could be better than an evening stroll to escape the heat and enjoy a Palos Verdes sunset? Stroll along The Strand in the beach cities and dip your toes in the cool froth of the Pacific Ocean. It's the ocean, so swim close to one of the lifeguard shacks--there are riptides and sharks (yikes) in the beautiful Pacific Ocean. An evening [...]

Redondo Beach Income Properties

By | June 2nd, 2016|Income Property Listings|

The beach cities remain the hottest market for income units in the South Bay.  While the water frontage areas have had amazing jumps in value, we still see some appreciation plays in North Redondo. A fourplex on Curtis was listed this week for $1,625,000.   This one not only has the appreciation potential we're continuing to see in Redondo, but the mix of 2 bedroom and 3 bedroom units are rented out under market, so there is also upside in upgrading those to current rental rates. Would you like more information on this building or other income properties in the South Bay?  Give Josh a call. Palos Verdes Luxury Homes – June 2016

By | June 1st, 2016|Los Angeles luxury listing agent, Luxury Homes, Palos Verdes Luxury Homes|

What a difference a few months can make in the real estate market.  Charlemagne Int'l Properties' market slider for luxury homes in Palos Verdes and Beach Cities clearly shows the once sizzling hot luxury home market in Manhattan Beach. Hermosa Beach and to a lesser degree Redondo Beach has cooled off and moved from a hot seller market to neutral territory. On the other hand, the Palos Verdes luxury home market is getting hotter by the month.  Perhaps buyers priced out of the beach cities are making their way up the hill to the higher altitude but lower home prices found in Palos Verdes.  Whatever the reason, now is a fabulous time to sell your Palos Verdes luxury home.  The real estate market has more than recovered from the decreases in value the area experienced during the recession, and the demand for premier Palos Verdes luxury properties continues to grow [...]

Zillow Values – We Love Them and We Hate Them

By | May 25th, 2016|Charlemagne Int'l Properties, Palos Verdes top real estate agents, Seller Tips, Uncategorized|

At Charlemagne Int'l Properties we have a love-hate relationship with Zillow.  We think it is wonderful homeowners can go to the site, type in their home address, and presto, they have the value of their property.  Or do they? We recently had a seller contact us, and he was in a jubilant mood due to Zillow's estimated value of his home.  He was ready to list it for sale until we gave him the real scoop on its value in today's market.  Zillow's price was about 25% above actual value. Zillow sometimes hits the value on the nose, other times they miss it by a mile.  You'll never know the true price until you have a local expert view the home.  You see, Zillow has never stepped inside your home.  Zillow does not know if you have a bigger and better view than homes recently sold in your area.  Zillow [...]

Palos Verdes Drive South Neighborhood Real Estate Report

By | May 24th, 2016|Uncategorized|

Hello, and welcome to Charlemagne Int'l Properties' Real Estate Page designed especially for Palos Verdes Drive South Homeowners. First, let me introduce myself, Norma Toering, and my company, Charlemagne Int'l Properties. I began selling Palos Verdes properties in 1992. Longtime residents may be familiar with my name as for many years beginning in 1992 I sent postcards and newsletters to your neighborhood on a regular basis. To be "greener" and reduce the amount of junk mail filling your mailbox, a few years ago I moved to a more paperless approach to reach our clients.     Some of you may be familiar with my award-winning real estate blogs as they have provided valuable information about the Palos Verdes real estate market to our clients and readers since 2007. I also have a website/blog specifically designed to help sellers and a site for buyers as well. Several of [...]

Curb Appeal – Maximize Your Home Value

By | May 19th, 2016|Charlemagne Int'l Properties, Featured Articles, Rancho Palos Verdes Listing Agent, Selling your Palos Verdes Home, Uncategorized|

Is your home ready for its closeup?  The "Fifteen Seconds of Fame" rule certainly applies to selling your home since nearly 50% of prospective buyers drive by their favorite properties BEFORE they schedule an appointment to tour the home with their real estate agent. Yes, that's right.  After locating your home on the Internet and deciding it is in the right price range and the right neighborhood many buyers will check it out from the curb.  Sellers, you can either win them here or lose them.  Over the years, we've had many buyers eliminate a home from our show list based solely on curb appeal. Don't let the curb appeal of your home cost you showings and even a sale.  Every home's curb appeal can be improved no matter the style or age of the property.  We can help you maximize the curb appeal of your home before you [...]
